I would try on Monday and see if I get a solid answer.



It is not very quiet because of the train, but I think there is some shielding since the train noise is very low compared to other places along the railway line.
B304 is far away and has no impact whatsoever. I stayed there for about an hour to assess the noise. When no train is running, it is completely quiet.



Yes, I agree. It’s always congested. I have a friend who lives there and you’re supposed to always use the S-Bahn for the daily commute to the office.
On weekends or after rush hour (from about 6:30 or 7:00 pm) it’s completely normal.

Thank you very much for taking a close look at the exact property.

For Kirchseeon, I am attaching the exact property. We have approximately ~13m width and ~17m depth within the building lines. I am not quite sure what the dashed rectangles represent?

Do you agree with the real estate agent for Gröbenzell? Could I really have a living space of at least 135 m2 per semi-detached house unit?

Is an oral confirmation from the building authority sufficient? Or should I always get an official confirmation or even consult an architect?

These are house symbols, and here probably to be read as (in my opinion, indefinite) indication of house axes or ridge directions parallel to the street. 270 in total for both, to be divided as you please. Even agents cannot manage to talk only nonsense 24/7.

May I also understand why you think 13*17 is not good enough for 2 semi-detached houses?



But is it correct that BGFl. corresponds to living area? I have read somewhere that BGFl. also includes basement, attic, terrace & garage (as in this attached graphic, all red, green and blue areas are included).

Ah, I understand now. At first I thought you meant that the building envelope on this property was not suitable.
