They sent me the text part of the development plan,
Which of the two places are you talking about now?
Example: The building must be a rectangle with an aspect ratio of 4:5. That would make it a bit small (the plot width is a bit narrow and that would be the longer side of the building),
The aspect ratio is explained unclearly – especially in the visual explanation. What is meant is that square floor plans are undesirable; it should be clearly recognizable that length and width are not equal. This recognizability is considered given at an aspect ratio of 1.25 : 1; also 1.3 : 1 or 1.7 : 1 would be possible. Also, the floor plan does not have to be rectangular, only the ratio of the "house axis" to the transverse axis must show this recognizable inequality. Sometimes the inequality itself is sufficient, but sometimes it is also prescribed which of the two dimensions should be the larger one. In the plan drawing, such an additional specification can be seen from the ridge direction indicated with arrows.
above all, that knee walls are not allowed, so I don’t get a usable attic.
That is often the case in Bavaria – especially in Franconia – that knee walls are undesirable. Then you can make knee walls inside and lose a bit of living space for the sloped areas.
