Bavaria, almost BW.
Double garage is, as said, to be put in parentheses. What do you think roofing would cost approximately?
I actually forgot the front door on the list.
Maybe we would also bring in an architect or something for the whole thing.
Especially because of statistics and for the entire organization.
The costs are from acquaintances based on their experiences and partly from the internet, that’s why I’m here :)

What we can spend on the renovation still strongly depends on how much we have to pay for the house.
If that would be very cheap and the renovation too costly, one would otherwise have to consider a demolition/new build. Maybe leaving the basement standing, but I think that would still be significantly more expensive.

Fancy house. The roof looks good. According to your description, it is even insulated already.

Be careful selling the land to the city. They will turn it into building land, then you won’t have such a nice plot anymore.

Are there no plans of the house?

Regarding the heating, I can say the following. The existing oil central heating is certainly the cheapest option for the next few years. Heat pumps only make sense with large heating surfaces at low temperatures, i.e. wall or underfloor heating with very good insulation. The budget is certainly not enough for that, nor for pellets or gas.
As for the roof, it depends on the condition of the beams/roof battens and how it has been insulated so far. Roof panels last forever, just like water pipes and electrical cables. When it comes to moving walls, a lot depends on the structural stability, as with larger or additional windows. The question is certainly how much has to / should be done before moving in or if you are willing to accept new or unfinished construction sites in the next few years.

I think the price is more of a bargain now. Even with the list, I would have expected a dilapidated wreck. The roof is still great, that doesn’t need to be done.

If you renew the plaster overall, it is likely that you will also have to add insulation accordingly.

If it is not being renovated overall toward an energy-saving house with large heating surfaces (underfloor heating or similar), a heat pump does not really make sense. It plays out its increased efficiency at low system temperatures.
Thus, the heat sources with flame such as oil, gas, pellet would rather remain. If the oil heating is still running well and relatively young, that would be a position that could be postponed.

I see a lot of checkmarks for own work. How much time and helpers do you have? People who are also familiar with this?

Without own work, one or the other item will become more expensive, for example the interior plaster. Do you really want to do that yourself?


I hope these are not load-bearing walls that you want to move.
Widening a window is also an intervention in the house’s statics, and you have to install new lintels. I would personally never want to do that myself either.
