Finance the purchase of land yourself in advance or wait?

I have now entered the following items into an online calculator:
Purchase price: €100,400.00
Land charge: €0.00

It then calculated this amount for me.
Is this realistic? Is a land charge of €0.00 correctly indicated? After all, we are paying everything without an "official" loan.

Notary fees
Certification of the purchase contract €546.00
Execution of the transaction €136.50
Other supervisory activity €136.50
Subtotal €819.00
plus 19% VAT €155.61
Total notary fees €974.61
Land registry fees
Preliminary notice of conveyance €136.50
Change of ownership €273.00
Total land registry costs €409.50
Calculated total costs €1,384.11

Then I would arrive at a total amount of:
Purchase price: €100,400.00
Real estate transfer tax: €5,020.00
Notary and court costs: €1,384.11

Total costs of property purchase: €106,804.11.

Yes, for the mortgage, the costs will then be borne by you for the main loan.

Basically, I would also advise applying for a variable loan.
Why? There might be problems later with the disbursement of the private loan or your equity for contingencies.

Is realistic. Notary and court rule of thumb 1.5% of the purchase price. Fits here with just under 1.4.

Legitimate point. But if it somehow works without a bank, then do it without a bank! The amount of income or the savings rate would still be interesting (for you; not for the forum). Maybe you have time between purchasing the land and starting the house construction to repay part of the 30,000 euros directly. Once again, very briefly about the payment deadlines: - Purchase price according to the purchase contract - Notary fees immediately after the appointment (we were hardly home again before the invoice arrived ;-) ) - Property transfer tax immediately after the notary appointment (for us about 2 weeks, I think). - Land registry office ... depends (processing time) House connections: Are part of the house construction and are only due then (individual cases would have to be clarified with the respective suppliers and it depends on the type of construction contract) Can the private loan be structured flexibly in terms of disbursement? So planning now with an upper limit and then drawing as needed.

What is a variable loan with an interest fixed period of 24 months? Is it variable or fixed interest? Both together do not exist. Besides, your interest rate is too low for a variable financing!

I financed myself with a variable loan.

Variable in the sense that the loan can be fully repaid at any time, free of charge. The interest rate fixed had to be registered by the bank.
Give it another name, but you know what I mean by variable ;)
