Again, many points that make me think... There shouldn’t really be any problems with the budget. The whole amount is for both houses, and the parents-in-law’s house is significantly smaller. In case of emergency, there is also a good buffer, which we would only reluctantly liquidate since it yields much more than the loan interest costs us.

A partial basement was once discussed but was then canceled for various reasons (including the groundwater level and the location at the foot of the slope). We have two well shafts directly behind the house that are not particularly deep, and a stream runs 150m further east.

In principle, we like the shape, but I am increasingly noticing that it is rather impractical...

I quickly drew another alternative. The kitchen in the center, living and dining rooms on either side. The children's room and office can also be swapped depending on needs.

Hmm... then consequently also the dining area in the middle, so everything is rotated once from the original. But then the pantry is so far away.

Actually, I think it's quite nice with the kitchen in the middle. It forms the center of the living area and when cooking you have a view into the atrium (whatever will be in there then). A small dining area should definitely be included there.

Is groundwater really a problem with partial cellar construction?
You should not dig into the slope.

It just runs down the hillside water from three sides and collects at the lowest point. That is exactly at the corner of the house, and if anything, it only makes sense to basement the lower terrain side. I would like to avoid creating an even lower point through a basement.



Unfortunately, a staggered floor is not possible due to the height restriction, at least not without covering the single-story part with a shed roof. The bungalow was created more as an emergency solution, but by now I actually find it appealing to have everything on one floor.

We originally wanted to build a large house (shed roof/staggered floor), but the building authority complained. According to their interpretation, the height limit of 3.50 meters applies to the western (left) and southern (bottom) hillside sides. On the rear building plot, it applies to the west and north sides. In addition, for flat roofs, they use the top edge of the parapet as the decisive height, although the development plan clearly states "intersection with the roof surface." There was already a huge fuss, and before we try anything on the legal path (time/money/nerves), we decided to build so that there can be no discussion.
