I already find the images borderline small and suspect that mobile users can recognize even less.

Thank you, , for this feedback, that helps me a lot...

So:
- Small technical room: How big should a technical room ideally be?

- Cloakroom under the stairs, exactly like that.

- I haven't had a TV for 20 years.

- Ground floor bathroom: When splitting into 2 residential units, actually only with a shower, unfortunately.

- Upper floor bathroom: Has a Velux window.

- Upper floor: possible kitchen location – this was the criticism I could relate to the most. I'm still not happy with it either.

- Upper floor missing storage space: true, it's not optimal yet.

- Basement extension access: only from outside. It will probably be rented out. Another staircase through the house would have taken up too much space. You can see where the extension is in the first picture:

Personally, I find 7-10m² good if only the technical equipment is inside. If a washing machine is added, I am more in the range of 9-12m².

Are you building just for yourself and for life?

I had to look up what a Velux window is.
I hadn't seen it anywhere on the floor plan.

Still quite a bit to do for the architect, I think. And shortly before the building application. It's about time, isn't it?

Also rented out? Who is supposed to store their stuff there? Or is it also supposed to serve as a living basement?

Building for myself only: Yes, essentially. I'm over 50. Maybe with a partner. We'll see if his and my life plans fit together in the long run.

Isn't that practically equivalent here to the design of the house for one or two parties? From my point of view, it is only suitable for single households when divided.

I find both concepts not well thought out and basically just compromises (my long post has disappeared somewhere in the depths of the internet, I don't feel like starting over now).

But if there is supposed to be an independent, possibly rented unit on the upper floor, maybe consider planning a staircase outside. So entrance door on the upper floor via this staircase.

Otherwise, it is also not clear to me whether a more or less separate retreat unit for the potential partner is to be created here or really a rental unit. Which may then also be rented out to completely strangers (in that case the outside staircase would be an option). In that case, I would not want these (stranger) tenants always walking past my bedroom (as a tenant I would also find that unpleasant) when I might be on a nighttime bathroom run. Or I am sick and dragging myself more dead than alive to the bathroom or to the fridge and the tenant walks by. So for me that would be a no-go.
