Your opinion on the floor plan for the ground floor

@Mecc: We don't know yet what the bay window is going to cost. The architect says the bay window has to be considered individually, but I would estimate something in the range of 3-5K€.

@Teufelchen: The thing with the passage to the utility room from the kitchen might be true. But our kitchen is now 20.5m² and has infinite storage space. The row is 4.80 meters long, has 4x90cm pull-out systems at the bottom and 1x120 and 4x90cm wall cabinets at the top. The island is 2.1x1.2 meters and also has endless base cabinets. The technical wall in the niche (1.90) is 1.80 high and besides the fridge, steam cooker, and oven also has a lot of storage space. So we definitely don’t lack cabinets.

@ypg: That’s exactly it, if you constantly have to go through the living room, for example to get a box of water while the coffee circle is going on inside, it’s not really pleasant. And your idea with the utility room on the 2nd floor just occurred to me as well. Only with us, there is nothing left upstairs for a 2nd utility room, as we have 2 children’s rooms (each 15sqm), 1 guest room (12sqm), the bedroom with dressing area (about 25sqm) and the bathroom (15sqm).

You are right with your remark about the ceiling height. That is why we have planned an elevated floor ceiling. How many steps would be standard for a "normal" ceiling height?

And the positioning of the furniture will take place this evening.

We will have a ceiling height of at least 2.60m (probably a few cm more, as the floor construction is planned to be quite substantial) and we have planned a staircase with 16 steps (with 13 steps it gets really steep!).

Oops, I read 4 - 5 sqm for washing machine and dryer and some laundry cabinets out of that (bedroom 12 sqm, dressing room 7 sqm)

Friends of ours have also planned a small mini room upstairs for the washing machine and dryer. North side, a small window and not much wider than for the appliances. That is actually sufficient.

I will include the small room on the 2nd floor, thanks for the hint.

So, yesterday I sat at the computer until 12:30 am, measured furniture etc. and adjusted it again. The house is now more elongated and measures 1238x900 instead of 1140x980. As a result, the living room is "wider," causing the dining area and seating area to move apart (which we wanted), the staircase is now adjacent to the living room wall on the left, allowing us to keep the storage room under the stairs and the door to the utility room.

That should fit, right? What else should be considered?
