"Life" is always a matter of definition. One person has to take an expensive vacation twice a year, another drives a big SUV. For me, having my own four walls and a garden has always been a dream, which can also gladly cost a bit.

Tell me your shoe size and I'll give you a tip

Just kidding.... difficult question, pros and cons. I would carefully weigh your options if I were you and gather good information. At the moment you are calculating with a bait offer. Just get comprehensive advice from 2-3 companies about what the whole thing would actually cost. Then you'll have a better basis. The difficult part will probably be the 100% financing. You can also get non-binding advice here, so that you can then consider with reliable numbers.

I see the biggest snag rather in the young years and the associated probability of being drawn elsewhere, whether professionally, family-wise, or privately. Such a property is then like a stone tied to your foot. When I was 24, I also needed a roof over my head in Cologne; I didn’t think for a second about owning something. It ended up being a 9 sqm apartment for 560 DM. At that time, people still speculated on taking over the parental home. I have stayed in the area to this day and am currently planning a new build.

In our area, you get 1800m2 for that.... In Bavaria, in a village, 2 km from the highway. 15 km further on, you only get 350m2...

Hi,

how this drifts again here: More equity, too young, my QM price is higher, I can't even get a doghouse for that price, blah blah etc...

To the point, in my opinion it is too risky to build immediately after moving and starting a new job. I would:
- look for a rental apartment, save a lot
- go to the bank and clarify the financial framework
- see what plots of land cost that I like
- talk to a few house building companies and get offers
- evaluate whether I can afford it and whether the ImmobilienScout offers can be realistic (often not here where we live, because usually there is no plot behind it or additional costs arise)
- build in 1-2 years or wait for children

Regards

Those who can read are clearly at an advantage!
It will be an Allkauf House, the offer is _without_ land
“plus additional construction costs of approx. Euro 25,000 to 35,000 depending on building location and situation and depending on the construction method with slab or basement”

If I am mistaken, it is a different house, but also without land.

My two cents: save for a few more years and settle down. Until then, you can still enjoy your life unbound by a property.
Just because you don’t like the rent amount doesn’t mean you should buy or build a house right away.
You won’t get a loan with your current income of 1800 euros, and even if 1300 more comes in, it still doesn’t look promising. At a bank, what counts is what you definitely have, and a flat rate for consumption and living costs is deducted.
You would have to take out a loan of about 350,000, and you _don’t_ want to pay that, believe me.
My predecessors have said everything, and the issue with children also remains open.

So we have already talked about the prices, we have calculated with a final price of 300,000 euros, which is completely reasonable in the area where we want to build (I don’t want to say more about it). A house that is neither cheap nor luxurious (but certainly not a garden shed) and the thing with the bank is also no problem. I don’t want to reveal everything about us but my partner would get the loan - that’s that. However, we have decided to first find an apartment there and get a feel for the area; at some point there will surely be a house with our name on the doorbell but that can wait. Here where we live you can get the land for just 500k, then the house on top of that, and after that, with an average house you’re already at 1 million. We really hope that the area is suitable for our future and I want to thank you again for taking me seriously for the most part despite my age. It is a huge burden with such a high installment contract, once he has his master’s and we are sure, we will talk about it again. So thanks again! Really a great forum
