Hello Zeldalein,

I want to express my opinion - even if you have already made a decision. I hope you still read this
I have read statements like the idea is bad because you are too young, too little income, etc.
Now about me/us. We ourselves are m/25 and f/23 and will start building a house in a month. What’s more, we already have children
What speaks against deciding on a home ownership at a young age if you have carefully thought through things like where to build, sufficient jobs nearby – in case you lose your job – etc.?
Nothing spoke against it for us, especially since we currently pay enough rent and would rather invest this money to ultimately own a home.
Regarding the location where you want to build and whether it is realistic to own a house that meets your standards with the mentioned amount, I can unfortunately say nothing as I am not familiar with the Lake Constance area. But what I can definitely advise is to thoroughly deal with the arising costs in advance and rather ask one more time than too little.
A small example
Land purchase:
m²-price
+ property transfer tax
+ land register entry fee
+ possibly broker commission
+ notary fees
+ lawyer fees? (if bought through the municipality?)
+ development costs depending also on the building class
+ connection costs, i.e. cables etc. that still need to be laid to the house or excavation work that must be done?
+ …

The example is only meant to show what you should pay attention to regarding a plot and it can be applied in the same way to everything else. Loan agreements/loan acquisition also involve fees, notary costs, etc. that must be considered.
Every little bit adds up!

What I ultimately want to get at is that, in my opinion, you can’t be too young to build a house – if the circumstances are perfect for you – !
What are you waiting for? Sure, maybe a bit more equity capital is certainly not bad. But if everything fits, I PERSONALLY wouldn’t wait too long anymore. Maybe 1-3 years to save a bit more equity or to see if it’s the right area, but otherwise there’s nothing against it.
Another reason for us was that the plots are becoming unaffordable (in our area) and that’s why we wanted to buy a nice affordable plot. And the current interest rates also speak in favor of investing in home ownership!

Hello ,

You wrote some very good points. Generally speaking, I would also agree with you. Of course, you can build at a young age if everything fits. However, younger people often run the risk (this might be a bit wrongly expressed) that they might be drawn somewhere else. Be it because of their career, love, or (no idea) because the sea breeze has a very positive effect on the personal well-being of an allergy sufferer (exaggeratedly expressed). I myself felt comfortable in my hometown, had a decent job, with which I couldn’t make big leaps but managed, my friends/family nearby. Still, at some point, the thought came: Is this all you want? Don’t you want to achieve more?

Now I have been in foreign parts for about 10 years and built our house there with my wife. With my own family, I have put the further career on hold for the time being. Surely something like that can always happen—above all, that one has to move because of the job. But younger people are a bit more flexible in that regard.

In ’s case, it complicates that she herself, as I understand it, is not yet working. This point must be established first (including surviving the probation period).

Thus, she should take the advice of and you to heart. There is nothing against starting to look around and plan ahead already. But please not all of a sudden, rather step by step in due order.
