Which prefabricated house company should it be?

Is there anyone from the industry ?

Personally, I just like the concept of a "prefabricated house" much better. It's not about building faster or about a lower or fixed price. But we also looked at other construction methods, which just weren't our thing.

However, I would also recommend that to . Just take a look around, maybe it's something after all.

What exactly is "the" "prefabricated house" concept, or what are "other construction methods"?
The "general contractor" concept is not tied to building with wall panels—neither with timber-framed, nor with masonry or cast panels—and therefore not tied to any "construction method".

I didn't actually write the post to split hairs but to inform about how we proceeded and that you should of course first take a look at everything...

All the companies he mentioned build similar houses with a timber frame basic construction. What appeals to me is the type of wall construction and insulation as well as the manufacturing directly in the factory.

Other "building methods" can use wood or stone or whatever. We looked at "quite traditionally" stone on stone (and yes, there are also 100 differences) and concrete wall with Styrofoam (Kern-Haus). We didn’t like either.

There are hundreds of possibilities. You can't know all their pros and cons. And it's not worth it. The aim is to get an overview.
In the end, it’s always the gut feeling and what you feel most comfortable with that decides.

I created a requirements catalog back then. It was very precisely divided and described. (Hat wirklich viel Zeit und Arbeit gekostet) I sent this to various prefabricated house providers and general contractors to get an offer, because I can only compare like with like. In the process, all prefabricated house providers and the general contractor dropped out, leaving only individual contracting in the end.

I also can’t understand why anyone would put up a prefab house. Although, of course, there are enormous differences between prefab houses.

One of my neighbors put up a modular house. Almost everything inside was finished. I think from Dennert Massivhaus. That’s what I really call a prefab house. I see the time advantage there. But he must have spent a lot more money than my other neighbors with their other prefab houses.

But all those who say, I put up precast concrete walls/wood studs with 12 months lead time and 6 months delay, and then still have the regular interior finishing with screed and all that, I really miss the added value and the understanding. Subjectively speaking, I’m not much slower with my 9 months either.

I don’t want to dwell on the topic of prefab houses now because it’s not productive.
But a proper answer to 11ant’s question would actually interest me, since there apparently is a conviction behind it.

Assembled MDF boards, mineral wool, wooden boards and glued foil coming from the factory is really not an answer.

I'm not the original poster, but I'll answer anyway The decision in favor of a prefab house is always completely subjective. Some people have no problem slapping ETICS onto the facade, some want to build monolithically. And there's no such thing as THE prefab house. I also wouldn't want to move into a thin wooden box wrapped in foil. But a house from a regional provider, made almost entirely of wood... that's how we're building, and I find the indoor climate more pleasant (and yes, the wall structure isn't everything, I know). But my husband has spent almost his entire life living in wooden or half-timbered houses. So solid construction was quickly ruled out. Here it sometimes sounds as if a prefab house is of inferior quality. There are good reasons for that. But I agree with the skeptics: time and cost savings are not among them
