For the mentioned companies (because they are not necessarily cheap companies), I would definitely include a solid construction general contractor for price comparison. With us, there were almost exactly 8 weeks between the first groundbreaking and the topping-out ceremony this week. Classic brick on brick and no truss roof. Brick-on-brick is not as slow as some people think.

I also can’t understand why anyone would put up a prefab house. Although, of course, there are enormous differences between prefab houses.
One of my neighbors put up a modular house. Almost everything inside was finished. I think from
Dennert Massivhaus. That’s what I really call a prefab house. I see the time advantage there. But he must have spent a lot more money than my other neighbors with their other prefab houses.
But all those who say, I put up precast concrete walls/wood studs with 12 months lead time and 6 months delay, and then still have the regular interior finishing with screed and all that, I really miss the added value and the understanding. Subjectively speaking, I’m not much slower with my 9 months either.
I don’t want to dwell on the topic of prefab houses now because it’s not productive.
But a proper answer to 11ant’s question would actually interest me, since there apparently is a conviction behind it.
Assembled MDF boards, mineral wool, wooden boards and glued foil coming from the factory is really not an answer.
