Which garage at what cost?

We made a great effort to find a company that would build us a garage out of masonry. After countless inquiries, we gave up. Not a single company was interested in building a garage for a private individual. Some influencers also pointed out that this is impossible because companies are only interested in large orders and, moreover, the hardware stores are practically flooded.

What do you mean by not expensive? A fully masonry garage with a flat roof and equipment costs more than 40k.

50sqm+10sqm extension (Poroton 17.5cm), foundation, 4m roll-up door, 2 windows, fire protection door and side entrance door, flat roof and electrical installation

~ 42k (However as an "addon" to the new building)

That says it all.

Anyway, yesterday the company Rekers was on site with a crane operator and took measurements. Unfortunately, the garage cannot be erected like this. The garage or rather the neighbor's plaster protrudes by 3cm at one point and the entire roof edge is practically swollen due to moisture. Erection is impossible like this.

That means either the neighbor has to replaster or that’s the end of the prefabricated garage. It was suggested that what could work would be to shrink the width of the garage to 2.84m but then there is hardly any space inside to get out. Or to remove the plaster along with the insulation.

Pretty bitter, I hardly believe the neighbor will replaster the crumbling plaster of his garage just because of our project. We’ll talk to him in the next few days :(

Do the Hoffmann garages also need to be glued and plastered from the outside?

oh yes, a post from the neighbor is also in the way and would need to be removed as well. I don’t even dare to ask :(

"Glued" with what? – I only know them plastered on the outside, and painted, skim-coated, or raw on the inside. The pumice boards are mortared. Hoffmann can also build in a slanting boundary-following way if the neighbor's garage is 3cm wider at one end and not at the other. However, the pumice boards are probably thicker than the walls of precast concrete garages, which usually have about 8 cm wall thickness, as far as I know.

There is only one accessible spot in our project, and it is about 5m long. Garages, a fence, and a garden shed are in the way. This basically means that the pumice boards cannot be mortared/plastered from the outside. Additionally, plastering also serves as a kind of protection for the concrete/pumice. Otherwise, moisture can penetrate freely.

What we don’t like about Hoffmann are the increased prices for gates, doors, drives, etc. For example, Hoffmann charges over €300 more for the same side door than Rekers. A €200 gate drive costs €800, and at Rekers I can get the best drive currently offered by Hörmann, and this pattern continues.

Even all electrical wiring must be done on-site, including the one for the drive. The interior plaster is only available in a dark gray, which looks very unattractive and further darkens the garage. Why they do not offer a white plaster is beyond me.
