But I can afford my small house and it makes me happy

Dreams are beautiful, but if you want them to come true, you should approach the matter somewhat realistically.
Sitting on the couch and thinking about "later-I-will-be-rich" hasn't gotten anyone anywhere.

Think what you want - we are not a cult trying to enchant anyone.

It's quite simple, ask the bank how much credit they will give you and then check (Angebote einholen) how much house you can get for that. If it's enough for you, build. It couldn't care less to anyone except you and your possibly accompanying family whether you get a turnkey house or a shell house for that money, whether 30 or 200 sqm. No one here is responsible for your peace of mind except yourself. You have to know what you can and want to take on, and that's that. I honestly don't understand why anyone from outside has to interfere now. It's nobody's business!

check the basic requirements of the OP. In Berlin, he doesn’t need to go to the bank. The people there will explain to him what their definition of zero payout means......

The OP has a very honorable profession, which unfortunately is not well paid. In Germany, people prefer to pay dismissed executives with "emissions scandals" 15 million a year to sit at home, but childcare and nursing: That must be heavily cut. The job of an educator is mercilessly badly paid.

Unless he is employed as a private educator for the Geissen’s (Roooobääääääärt) or something (if he were, he would probably already have a house), overall it looks more than bleak.

The OP clearly only has more or less the following legal options:
- give up the dream
- go into ruin (auction), then camping...
- be charming, look great, be lucky and marry very rich
- inherit (not so nice, but if it happens), of course no debts, but money and assets
- get money early from relatives, maybe the parents have a huge house and endless cash. Dreams have to come from somewhere.....
- change region / main place of living immediately (educators are also sought in the north - Norddeich, the cost of living level is massively lower than in Berlin.....and real estate is practically thrown at you there)
- change profession, optimize future equity development, save, next attempt in 10 years

Yes, that may be true, but sometimes you just have to see it in black and white. All good advice is useless then. On the other hand, recently, my own dream of owning a house still looked like it would always remain a dream. I had a degree, but was on Hartz4 with no prospect of improvement (no one voluntarily hires a disabled person, not even with 100% salary compensation from the agency). Did I give up the dream? No, I didn’t. And then it still happened, in a completely different way than planned and expected. That can happen too. And sometimes you just have to adjust the dream to the real circumstances a bit (for example, one size smaller). You shouldn’t give up on dreams, especially not too quickly. Sometimes it just takes a little time and maybe a bit of luck, and in the end it still works out. Oh, by the way, as an addition: it worked for me, but it wasn’t one of the "solution options" mentioned above. You don’t really need to marry very rich for a modest little house; an average earner is usually enough. But I would let the current real estate hype pass by, I don’t think there are any bargains to be had there.

Edit 2: I remember myself from 4-5 years ago. My idea back then was exactly this, a shell house (costs at Massa Haus only 100,000) but then to finish it myself. Yes, and for this idea I got exactly the same amount of slaps in the forum (not this one) as the OP here is getting now. No, a shell house does not cost only 100,000. No, having companies finish it is not cheaper than building complete. Aside from the stress when you want to contract something yourself. Or you simply don’t reckon with the unfortunately fixed fact that for some things you won’t find a craftsman willing to do it for any price. No, "on foundation slab" does not include all construction costs. In the end, you get a breakdown of what else would be added, have a slight coughing fit and decide against it. And then you rather look for something used, which you can calmly optimize yourself. At least then you don’t have a sand desert as a garden.
