Currently, the used market is just as risky. So, look carefully and check thoroughly. Often, renovation-needy huts are offered at overpriced prices. You really need a solid equity cushion, otherwise financing can quickly become tight. So weigh carefully.

Do you have a plot of land? How does the supply look there?

Always happy to help. I think you are a dreamer – which at first is not necessarily a bad thing, often the opposite is the case... just not when it comes to building a house.

If it were that easy to build a house with little capital, you wouldn’t need to turn to a forum, the press would be bursting with reports; you would stumble upon information even on a billboard in the middle of nowhere. But since you are asking, you shouldn’t be surprised to receive answers that are not entirely serious.

Why should a kit house, which in turn is to be assembled and finished by professionals, be significantly cheaper than the usual "turnkey" option? Kit houses serve the purpose of enabling very skilled craftsmen to realize the dream of owning a house. Awarding the trades to professional companies is rather counterproductive there.

You have no plot of land, equity of EUR 10,000 and a bank that would finance you EUR 180,000. That won’t get you far, neither in Berlin nor even in the East. After deducting expected additional construction costs, only EUR 150,000 remain for land and house.

What remains is the expert-supported purchase of an existing property, the purchase of a condominium, the purchase of a dacha and hope that the land will develop into building land in the medium term, regularly attending auctions... or continue to build equity and say goodbye to the hope that building a house could ever become cheaper again... or ask Aunt Google about "single house," "mini house," "micro house," "small house," or "tiny houses" and decide whether the informational sites being created could be an alternative for you.

You still need a plot of land – in some cases even some kind of trailer; but it can be much smaller and thus – if you are happy with little floor space – bring your dream of your own home perhaps within reach.

Thank you, I haven’t tried the Tiny House and Microhouse thing yet, I’ll take a look at it right away. Yes, I am a dreamer and tell myself every day that the more I dream, the closer I get to the house and learn something new. I already have another property in mind, which is a bit cheaper, and this week or Monday I will receive 2 price quotes for prefab houses. I’m excited like a rubber band and will gladly keep you updated if you want.

If you want to build new with a low budget, you have to make a lot of compromises.

Location
You can completely forget about Reinickendorf. You will never get a plot there on which you can then build a house. For the plot, you would probably only be able to spend a maximum of 20K. So you would have to get a plot somewhere 1.5h to 2h away from Berlin, for example in the city of Brandenburg, but do you really want to drive to work for that long every day?
House
There are also bungalows with 70-90 m2 which I think you could have built for 120k-140k.
Equipment
Of course, you can also save a lot of money on the equipment of the house. For example, no fireplace, only a 500€ kitchen, used sofa, the cheapest tiles there are, do many things yourself

You are right – a lot is possible, but: You will not be able to build a 120m2 house near Berlin with this budget. Since existing properties are also very expensive here, I would consider moving far away from Berlin or rather looking for an apartment. Or you wait a bit longer until you find a steady partner... It is usually much easier to repay a loan with two people...

It was similar for us, hardly any equity, only an (average) earner, and no help from relatives to be expected. We just got lucky, searched for 1 year and actually found something nice in a good location, including renovation, for about half the price of a new build. Meanwhile, prices have risen extremely – both purchase prices and property transfer tax. Both have roughly doubled in the last 4 years. You need patience and luck, but ultimately existing properties are probably the only option, because building always costs a certain minimum amount below which it’s not possible. With purchase you can sometimes get lucky, for example at a forced auction, but you have to be willing to take risks. Or you can slightly change your location. In my hometown, real estate is still being thrown at you nowadays and the area isn’t that bad either (North Sea coast).

When I have time: I will write a little book about it.
I did that (with craftsman support). At the age of 49 back then. But it would also have been tough on me at 23 or 30, to the bone, that it just grinds.

That was all “very interesting” (there are voices that say: the horror...). Or in other words: If you train yourself in the ***** very disciplined ******, then after about 10 months you have something standing that is livable. After that you basically need a cure.

Unfortunately, time is running short for me, the book is taking a while: So you will continue to dream. I’m not fooling you here: I’m just telling you: The story is anything but simple...

[Ausbauhaus] is for people who fundamentally master several trades well, and also have many helpers (who at least master partial trades). One person alone? Easily spends years on it, purely fictitious, because such a construction measure is basically pointless then...
