No, in my opinion that should happen before your step 6.

What if, for example, it is determined that you have very high groundwater and therefore possibly cannot build with a basement. With your sequence, the planning would then have to be scrapped in the worst case and a new building application submitted.

Basically, I don’t believe in jack-of-all-trades, no matter the area of life. So far, that approach has always worked well for me.

In a typical construction project (CP) – commissioned through a general contractor (GC) – the builder essentially supervises himself "only" during the shell construction; beyond that, the other trades are usually subcontracted. If your planner is also commissioned as the site manager, she not only supervises the tendering process (which she can also influence without you noticing) but also all the execution trades. If there is even one company among the craftsmen that she works with frequently and gladly, the door is wide open for shady dealings. That doesn’t have to happen, but it can...


I understand that; a certain amount of informedness never hurts. On the other hand, building a single-family home largely relies on trust; from that perspective, you surely chose your planner. She should therefore ensure (be able) to communicate the necessary level of understanding to you clearly ;)

That is a good point.

And exactly such things I mean, to avoid mistakes in advance. Although in our case it will not apply, since we want to build without a basement (which I had not mentioned so far).

01. Search for plot - done
02. Own idea of the house - done
03. Check buildability - done
04. Acquire plot - almost done
05. Choose planner - done
06. Have soil survey done - open
07. Have floor plan designed by planner - open
08. Submit building permit application - open
09. Survey of the foundation slab ???
10. ???

Your reasoning makes sense to me.

We actually did not want to commission a GU/GÜ because we want to carry out a lot of the work ourselves and not build turnkey. The real estate agent already wanted to bring us on board with him and his sister-in-law (head of one of the largest construction companies in the area). He kept emphasizing that self-performance was no problem... although we had heard otherwise. In that case, the company commissioned by the GU/GÜ was extremely expensive, the client wanted a different one, which was no problem at all. But when this "new" company did its work on the construction site, the "new" company was confronted with hostility from the other subcontractors... everything was done badly, so they could not continue their work, etc. = standstill on the construction site.

In the end, it was said: take the company I suggest, if not, you'll just have problems... also some dodgy dealings here. Unfortunately, this was not an isolated case.

And we already know pretty much all the companies/parties to whom we want to award contracts:

Uncle with carpentry and sawmill = roof structure

Acquaintance with roofing company = roof covering

Cousin who is a plant mechanic for sanitary, heating, and air conditioning = laying underfloor heating + installation + purchase of geothermal heat pump as well as installation of sanitary facilities

Cousin who is a trained painter and varnisher = painting & wallpapering work

Father carpenter (40 years of professional experience) + myself (also not entirely untalented) = floor laying work and small jobs

I can also get an electrician from the village where I come from "cheaply."

What would you do if you had so many more cost-effective alternatives? (and they really are, I was able to convince myself last year during the expansion of my brother’s attic - the cost savings were already enormous compared to the other companies surveyed).

No, seriously – you have to decide that for yourself. What you always have to consider with everything: will the family relationship/good friend withstand the strain (defect rectification – inspection by external expertise)? That will definitely come, as surely as amen in church! Can these friends/relatives continuously carry out and expand the construction?

What you will primarily save on is the hourly wage and probably because of that, the installation of higher-quality equipment details is possible; in any case, you must insure everyone through the BG. Saving money is always good – in my opinion, there is a trade-off here that only you can decide for yourself. And if you agree to this process, then certainly "only" with the support of external expertise ;)
