Hello If the plot should ideally cost €165,000 (incl. ENK), I don't think you will manage with a total of €450,000. And even with €450,000, after deducting your equity, there remains a loan amount of over €380,000. Since you are currently the sole earner (and that counts for banks now), you can forget about it with that income. Regards

The bank is irrelevant. If the district office approves the matter with the new factors, every bank will play along due to the lack of risk.

The funding is designed so that one can afford it if it is approved.

You are talking about the property price of a project of ~500,000€. 10-15% equity gets wasted, you need a loan of about 450,000€ with a current net salary of 2,200€... That is not tight, that is kamikaze and one can only fundamentally advise against it.
