According to your calculation basis, for a 150m² house and 25 years, that would be a reserve of approximately €28,000 in total.... After 25 years you have a problem with the windows, the heating system has to be completely replaced, the bathrooms need renovation, possibly the exterior facade (plaster), fence, shutters, floors, the roof still has some time left but it's coming.... And these are just a few exemplary cost drivers... how one is supposed to manage with €28,000 for maintenance over 25 years.... then you have a huge maintenance backlog and the value of the house drops dramatically.
But I think now modernization and maintenance are mixed up.
Our property is now 21 years old. So far, 2 roller shutter panels have been replaced. In the bathrooms, the Geberit cartridge has been replaced and we have sanded and re-oiled the parquet floor for the first time.
The two balconies now need a new covering.
Neither the windows (at most the seals), nor the bathrooms do I see needing maintenance in the medium term. Unless the tiles no longer appeal. Recently we were able to look into the pre-wall installation; there was no cause for concern.
Only the gas heating; but my parents have one from 1995. Apart from regular maintenance, it has not needed any upgrade so far.
