What equipment is for resale value

Hello everyone,

which features are currently sensible for a good resale value: (single-family house)

For example (things that can still be influenced)
- underfloor heating
- electric shutters
- basement
- triple-glazed windows
- second bathroom

or (things that can be partially influenced)
- bathroom with daylight
- garden with south orientation
- real division of the plot
- ...

Are there popular things that should definitely be included so that a sale in a few years goes more smoothly?

All of these except the basement are absolutely standard (in my opinion). But whether the extra costs for the basement can be recouped through a sale after just 15 years is questionable. It's simply too expensive for that.



A bathroom with natural light is also standard in my opinion; otherwise, the floor plan is screwed up. The rest depends on the property. A normal building plot can only rarely be subdivided further.

Unfortunately, I don't have any general tips. Who knows what will be "modern" in 15/20/30 years. Currently, it might be the home theater, but in x years it will be just as outdated as a private party basement with a tap system. It felt like every second family with a house had one in my childhood.

I would avoid all extras that could limit the potential buyer group. For example, a sauna.

The resale value is determined neither by roller shutters nor aluminum doors, but by the location of the house and its condition. Therefore, it does not matter at all whether the windows are gray, white, or blue; they just have to be good. Facades must not be covered in algae. Etc. But the essential thing is the location. Here, a 70 sqm lighthouse keeper's cottage went up for auction in a forced sale and in a miserable condition, old and dilapidated, for over 600 thousand because it is directly on the beach.

That is all irrelevant. Whether blinds are electric or belt-driven doesn't matter. Triple glazing, I think, is a requirement of the [Energieeinsparverordnung] and there is nothing else. Many people don't need a second bathroom. What matters is the location! And the building fabric. If you have a lot of equipment, you have to ask for a lot when reselling. Small buyer pool. Little equipment also means a small buyer pool. So it doesn't matter.

The OP is specifically asking about the features. It is clear that the location is in the front. When we sold our townhouse this year, the real estate agent listed a few features in the appraisal that positively affected the price. Among them:

    [*]Underfloor heating (only 5% of the houses in the development had this)
    [*]Second bathroom
    [*]Converted attic with lots of light
    [*]Nice outdoor area
    [*]Double garage
    [*]Basement
    [*]Awning

Irrelevant were

    [*]Kitchen
    [*]High-quality tiles
    [*]Electric shutters
    [*]LAN wiring

What will be important in a few years - who knows...

Everything that is mainstream is good for resale value. Maintenance of the property is, by the way, more important than the initial equipment. What is standard has already been written by others. Good equipment means that the house should be in the upper range in most equipment details. So ALL windows triple glazing + sun protection, in ALL rooms a high number of light outlets, switches and sockets, two bathrooms; CONSISTENT high-quality flooring (tiles from 60*60 cm, parquet, no vinyl/laminate). This runs throughout. You simply have to be somewhat better than average.
