I think this is a crucial sentence, it strongly depends on the age. With old properties, you check whether the electrical system and water pipes are still good, with properties that are 10 to 30 years old whether the bathrooms are timeless and the energy standard is right. (a bit black and white expressed, of course).

Yes, building timelessly. Whatever that is.

From my perspective today: Not buying into the anthracite craze.

Doing things properly that can't be fixed later with a paintbrush. Decent electrical work, networking. The possibility to easily adapt for aging, e.g. straight stairs, hallways wide enough. Doors not too close together so they can be widened.
Beautiful but easy-to-maintain gardens. No rock gardens and 99% lawn, but also no jungle.

Our children bought a house in the summer. They themselves generally have a high aesthetic and quality standard, and a certain location was important because of several shops that need to be accessible. The white entrance and side doors made of wood were painted anthracite.

I also believe that white anthracite will catch up with many, as well as the white neutral hospital kitchens. Much too bland and characterless to be able to last permanently. Why is underfloor heating actually so important? Neighbor installed radiators and is happy...

Oh yes, if you have a slightly higher ceiling height, that certainly works to your advantage as well.

Alternatively, you can build something that falls into the category of "special property." Then you are free and take on the resale risk: either a buyer likes it very much and you can ask for "everything," or you end up stuck with it forever.

Yes, the underfloor heating is not only great. Sure. No wall radiators saves space. Sure, everything is equally warm by the doors. but also: sluggish. Basically unusable in the bedroom, a radiator is 1000 times better there.
- White kitchen - well, those are furniture. If you don't buy too expensive, you won't be annoyed when you replace it after 10 years.
With us, at 4800,- that would be 480,- per year.
Gray windows are real fashion. When you drive through SH, you see "glazed windows with muntins", then it's late 90s early 2000s. From about 2008 it turns gray. At first still wood imitates in between. Now only dark grey. But the winds are changing: in our street already 8 times white windows.
