I have read the post three times now and still did not understand it. ;)
The original poster is backing off from his previous plan (buying land + building a prefabricated house). Alternatively, he is considering whether he can use an existing plot of land owned by his father. There is a barn on it that would first need to be demolished. Afterwards, a prefabricated house with 110 sqm is to be placed there.
From my point of view, this plan (without knowing exact data about the plot) would be feasible. DocSchnaggls has already given a rough estimate for the house (plan on about 1,600 euros per sqm).
Regarding the plot, a gift contract should possibly be reviewed. This would also make the land recognized by the bank as contributed equity. In addition, it should be checked in advance whether it is actually permissible to build a residential house there (I am not sure to what extent there is a difference in building regulations between construction with a barn and a residential house). If this is possible, a soil investigation should still be done to avoid unpleasant surprises later.
Furthermore, it would need to be determined how much the demolition + removal of the debris costs and whether there is contamination of the soil from previous use (for example, tractor oil was leaked into the soil or similar).
Last but not least: Since the original poster is so focused on a prefabricated house. Price-wise, prefabricated houses and solid houses are not that far apart. Often, massive houses are even cheaper in the end than a prefabricated house (this can often be read here in the forum).
