Including land 219,000€???!!! How much do the plots cost where you are?

We paid turnkey to the big brother for the house (approx. 150 sqm) including layout for 210,000,- € – WITHOUT land! (Prices from 2012 and therefore considerably cheaper than now)

No, packages 1 and 2 are already included. The text only states "- complete interior finishing except painting, floor covering and tiling works"

As Jochen already said, only the material is included here – not the installation!

The offered property is supposed to have 127 sqm of living space and would regularly (turnkey and without painting and flooring outside the base scope) cost about TEUR 244 in BW plus land, additional construction costs, and the costs for painting and flooring!

I just have absolutely no idea about building/buying a house.

And who installs that, which master craftsman accepts the plumbing work? Certainly not for free ...!

That is achievable for a somewhat handy person ... if he has time and help.

But plots cost over €200,000 with you? Where are you from? I once looked on the internet. I saw a few for under €80,000. I come from the Stuttgart area (but not Stuttgart directly, more like villages) and with permission for single-family houses.

So nothing is possible with a maximum of €300,000?? I would also be fine with 110cm living space.

find out how much the square meter of building land costs in your area. We also come from the Stuttgart metropolitan area (25 km west of Stuttgart) and have a land price of EUR 480 - EUR 540 per sqm.

With a plot of 400 sqm, you are already at a minimum of EUR 192,000.00.

As a rough guideline, you can estimate about EUR 1,600.00 per sqm of living space - so with 110 sqm, that's already EUR 176,000.00.

You don't have a basement, a garage, a kitchen, and above all no incidental construction costs yet (experience shows these are usually between EUR 35,000.00 and EUR 45,000.00 if everything goes well).

As I said, the whole thing depends on the price of the plot.

Ok, I will not make use of the object.

Is 300,000€ enough for a small single-family house (110m2 is enough) without bells and whistles + [grundstück] included? So a prefabricated house.

Only my father would let me build on his [grundstück]. I would have to tear down a barn there (about 7m). Here I would not pay for the [grundstück], but only for the house + building slab and additional costs.

I have read the post three times now and still haven't understood it. ;)
