We are a bit eco-friendly and think that the ecological footprint will be somewhat smaller. It’s more of an emotional reason.
Then you shouldn’t build at all but rather stay with the existing building and renovate. What you leave behind during construction you won’t regain with any system... You have to calculate it. Saying generally that 40+ or something else costs extra but can be saved is not correct.
Compared to the house suggested by Kagebau, of course, a bit more expensive, but it would also be KFW 40+. We have chosen the Maxime 300. Is there otherwise anything speaking against it from your point of view?
Nope Viebrockhaus is a top team.
I understand, but just as an idea from someone clueless. Could you maybe tear down the old house, not fill the hole, dig a new hole and dump the stuff into the other hole? Meaning save a bit. We might still be able to loosen up a bit more, but we don’t want to push it; something on the edge needs to remain.
It’s unfortunately not that simple. It already starts with the fact that the requirements for basement rooms in my opinion also have to meet the current energy saving ordinance requirements. So if you build KFW 40, the basement has to correspondingly be like that as well. If you only use it for utility rooms, I’m not quite sure at the moment.
So you tear down the house and have a hole. Then you want to dig a second hole and dump the building rubble into the hole? You also have excavation from the second hole that needs to go somewhere. And it’s not that easy to just dispose of your waste.
The costs for excavation are not necessarily the most expensive. It’s simply the overall package, which ultimately is almost six figures with furnishings, painting, flooring, shell construction, and so on.
If it were up to me... I only know life in an apartment so far, so everything is a huge upgrade, but it’s not up to me. Unfortunately, I only have 49% say.
Then that means taking out a larger loan. With incidental costs etc. you will at least be hitting half a million.
But it’s not about the technical room for you. Primarily it’s the laundry room and storage place.
I would have simply moved the technology into the basement if it were possible.
Technology in the basement is always nice. It doesn’t take up space on the ground floor. For storage purposes, a well-thought-out utility room + kitchen is clearly better than going to the basement every time. For things not needed in the long term, the unfinished attic will do... That comes “free” with the house. Chipboard for the floor is available at the hardware store and for 200-300€ you gain a huge room.
Laundry room as well. There are great solutions for the utility room so you don’t have to invest 100,000 EUR.
The basement has become quite unattractive due to the current energy standards.
