What is it supposed to say? What is it supposed to ask? If anything, you tell the truth: This and that was unfortunately more expensive, so the "terrace roof money" had to be used.

Yes, but I think it should have been consumed for residential use. So, not buying furniture with it.

We have a carport standing there that is not listed. The bank's AD wasn’t interested in it during his visit after completion. They paid out the 20k for the pure offer and we used it for all sorts of things... it’s not just black and white here either, banks operate differently than you might initially think, at least that’s my experience.

... and the conclusion for the bank? The value of the property is lower than expected because there is no patio roof. Interest surcharge? Additional securities? Higher costs do not justify a higher valuation.

Well, it depends on where that is included now. If the living area has increased by 10 m², then it is worth more. If suddenly a ventilation system is included, probably too. I also think nowadays many houses have simply increased in value between the financing application and the completion notification. So practically, it probably doesn't matter when it is about such small amounts (in relation to the total sum).
