The eave height is measured from the ground to the junction of the house wall and roof, right? So theoretically, couldn't I build my ground floor as high as I want? ;)

Theoretically… You can make your ground floor 3 meters high… or even 6.. but what would you gain from that? You are also allowed to build with a basement.

With very high ceilings, intermediate levels could be inserted on a kind of platform. Just google "FAZ building at height". Although it mostly deals with old buildings, I would also find it interesting in new constructions. Although it is certainly not the cheapest solution.

The idea of the abnormal height was something we thought about yesterday, wondering what the difference on the outside would ultimately be if you built the ground floor at 6 meters or simply built the attic with a properly high hip roof ;)
We don’t want a basement because the benefit compared to the cost is too low for us. In addition, the soil is probably not that easy, since according to my mother a sandstone tongue runs beneath the property.

How large are the building plots (for example, 10x10m)? And how much slope do you have there? Are the 120 and 117 elevation levels? Depending on the size of the building plot and slope, I would not rule out the basement too quickly. Without a basement, you have the technical room and utility room on the ground floor, and there is not much storage space in the attic.

The slope is measured in the BayernAtlas as follows: Point 1 is located at the lowest elevation at 296.3 m. Point 2 is at 298.3 m, distance between 1 and 2 is 63.6 m. Point 4 has a height of 296.7 m, point 3 is at 297.8. Distance between 3 and 4 is 35.5 m. A slight slope from south to north is therefore present.
