Exactly, I meant the difference between EUR 8,400.00 and EUR 12,400.00. Please make sure, however, that in the version with the radiators in the basement, a second heating circuit with a different flow temperature (or special low-temperature radiators) is installed. I strongly recommend getting this commitment from the construction company in writing.

Something else: I paid just under €8000 for my prefabricated garage measuring 9x2.97x2.45 m^3. With a door to the garden and a window at the back, including delivery and VAT, with a swing gate in a special color (I prefer that over sectional). A high-quality (and fastest) electric drive from Rademacher and a few sockets, switches, and a lamp including cables and cable conduits, mounting material I bought myself for under €500 and installed in one afternoon. Our earthworks contractor did the foundations for under €2000, including support/concrete pillars due to the basement. In NRW 5 months ago. Just as a reference value. So there is still room for paving.

Rollo83, don't you want to reveal the exact costs for the house? What kind of additional costs have you planned?

did I overlook something? You have KG, EG, OG, and DG... and you want underfloor heating in EG and OG... what do you still need the DG for? Is it intended to be converted into living space? You will then own 4 floors... but also have to be able to use the stairs... Is that what you have in mind? Regards Yvonne

I can gladly name the price of the house, I have no problem with that, but I’ll say right away that I find it expensive.

So, plot 270 sqm (I know that’s really not very big), house with basement, 9m garage, electric shutters downstairs and partial gallery on the 1st floor and fully developed attic costs €309,300 + 7% additional costs since no realtor. Then I roughly calculated €7,500 for the kitchen, €6,500 for the upper floors, €5,000 extra for the bathroom and then another €10,000 for miscellaneous. In reserve, there are about €30,000, of which again €10,400 would be for the underfloor heating.

That is a semi-detached house with practically one apartment. Yes, all stairs and floors then belong to me and yes, I’m moving in alone. I don’t want any evaluation on that, please. The attic will be fully converted into living space, what I’ll do with it I don’t know yet.

I will do the painting myself, everything will be white, and honestly, I haven’t thought about the garden yet.

so 140m² plus basement including (small) plot of land in a larger city in NRW for the money doesn't initially sound completely overpriced. Depending on what else is added on top.
