At this point, I can only laugh or rather cry. Apparently, you don’t know my construction story. A contract is just paper. What do you want to do if the general contractor / main contractor doesn’t stick to it? Sue??? Then your house still won’t be finished in 5 years and your money will be with the lawyer and the court.
I know them all too well. I even read everything through :) Because of stories like that, I have: a) builder’s legal expenses insurance b) external construction supervisor contracted/commissioned :-)
In addition, I carefully chose the construction company (I went to 10 companies and read/listened to everything thoroughly). The association that provides the external construction supervisor welcomed me with the words: "Congratulations on choosing the best construction company in Berlin/Brandenburg" :-) And yes, something can always go wrong, and that’s why I will not be any less vigilant/cautious.
But you must not always generalize from your experiences to everyone else. Otherwise, no one here would build anymore.
Long story short. In my opinion, one should first refer to the contract and then, if it really doesn’t work, reach a compromise and share the costs.
