Turnkey fixed price during Corona or cost increase?

I don't know if we are living on an island of the blessed - but both our carpenter (large company) and our joiners and window makers (small medium-sized businesses) have assured upon inquiry that they do not expect any price increases beyond the usual fluctuations so far. A few days ago, there was also a report on the radio in which the representatives of the wood-processing trades assumed that the current turbulences would calm down over the course of the year. There seems to be a lot of panic in the market. And some seem to want to take advantage of it.

Hope dies last :D I think many general contractors first expect an increase. If this is lower than expected, then there is more profit. If the materials really are that much more expensive in a year, the calculation is correct again. The customers simply bear the costs.

I know them all too well. I even read everything through :) Because of stories like that, I have: a) builder’s legal expenses insurance b) external construction supervisor contracted/commissioned :-)

In addition, I carefully chose the construction company (I went to 10 companies and read/listened to everything thoroughly). The association that provides the external construction supervisor welcomed me with the words: "Congratulations on choosing the best construction company in Berlin/Brandenburg" :-) And yes, something can always go wrong, and that’s why I will not be any less vigilant/cautious.

But you must not always generalize from your experiences to everyone else. Otherwise, no one here would build anymore.

Long story short. In my opinion, one should first refer to the contract and then, if it really doesn’t work, reach a compromise and share the costs.

I have spoken to the managing director of the construction company about it. _He says that the prices he has agreed on are also fixed, as he secures them through the regular suppliers.

We are currently conducting a risk survey among our customers (property developers/project developers) regarding a short-term significant increase in construction costs. Everyone is accounting for it – construction costs overall. So it will be exciting in the coming months.
