The reason was that they have already accompanied builders with the construction company several times. And of course, something also went wrong there, as on every construction site. But this was immediately remedied. With other large construction companies, the lawyer is first involved. Those were the words of the managing director of the association that provides the external construction supervisor.

Personally, definitely not :-) But shhh :-)

We have been in talks with three GUs since January. Two of them have kept us waiting (very) long with the drafts and the calculation and hardly contacted us on their own. Both told us, "Price changes make the calculation difficult and therefore we need more time." We did not hear this explanation from the third one. Last week, we were there for the final discussion, and no potential price adjustments were mentioned to us. When asked, "Is the price staying the same?" the answer was clear: "Yes."

Hello everyone,

a short experience report from our construction project (planned groundbreaking May 10). Our house has increased by 30% compared to Dec 20 - that is 5 months in the past. The architect called us a few days ago and announced the nice news. In numbers, this means we are now paying 170k more. Offer Dec approx. €596,000. Now approx. €770,000 - for the same house... the madness of what’s going on right now. Unfortunately, we already finalized the construction financing in January to secure the good conditions, but unfortunately the bank also insists on fulfilling the contract - additional financing, here we come ;-(

30%? I have the feeling that companies are adding something extra on top. I assume that the material costs for the house are 50% and 50% labor costs. Labor costs have not increased. In your case, the material costs would then have to have risen by 60%. A significant part of the material costs is electrical work. But I have not heard of any cost increases there. Am I making a mistake somewhere?

I was already surprised that the land prices near us increased so much (50 km south of Berlin). According to the standard land value, the price is even declining. As of 31.12.2019 it was €120/sqm. As of 31.12.2020 it was €100/sqm although land prices (market price) were up to €250/sqm until a few weeks ago. Now Town & Country is selling several plots (of course with builder obligation) for €388/sqm + commission. Incredible.

I had an electrician here this morning who said he is currently struggling with material price increases of 20%. In addition, he has problems obtaining material at all; standard meter cabinets are currently rather scarce.
