Aha.. well then I'll take it back. So far, I haven't come across anyone who offers exterior facilities, I only see and read about builders who then save again for 1 to x years so that they eventually have some paving and lawn. Ultimately, the conclusion is of course: what's in the contract, obviously.

That happens more often than you think. With us, a basic outdoor facilities package (terrace, platform, parking space, access path, eaves strip, garbage bin area) was included in the house price, and I know at least 3 other large general contractors who handle it similarly.

But it is not customary. Especially nowadays, the services of the GUs tend to decrease so that the price does not have to be increased.

Could it be that an architect/BU is obliged to ensure that the parking spaces expected by the development plan are also built? At least that they are applied for in the building application? I consider that plausible. When the builder ultimately implements something there is another matter.
At least in our case, the architect/GU applied for the carport at our request (the statics also have to be submitted), but the carport itself was built by the builder.
You can put a bicycle rack anywhere; I would neglect that as a GU, just remind the builder that it is necessary.

Otherwise, a GU does not have to do anything. You can accept or reject their offer. The latter would mean signing the contract with someone else.

Edit: A parking space must be approved, and that’s why the GU deals with it.
You plant a tree yourself; that is not approved ;)

Nobody claimed that either.

They only have to include them in the plans and, if necessary, adjust them to the authorities' requirements. The rest is the responsibility of the builder. If they are simultaneously the builder, of course, it looks different. It also depends on the wording of the building permit.

It comes down to the TE's contract; my crystal ball is not at hand right now, so let's wait and see what comes.

The outdoor area will be constructed without fencing etc. The house entrances will be paved with concrete paving stones and the terraces with concrete slabs. The lawn seeding, as well as the required topsoil, is the responsibility of the buyer. Garage with path is marked as a special request. No mention of trees, etc. The all-inclusive package is therefore not owed, imo.

Yes, then you have your answer... and behold, minimal outdoor facilities are also included in the price here.
