Townhouse floor plan 170 sqm - your feedback would be appreciated

So the dressing room will hardly work like this, the width in the shell construction is 183. With plaster it is about 178 cm, minus two sliding door wardrobes of 65 cm each leaves a passage of just 48 cm! I would definitely move the wall 20 cm towards the bathroom. And please place the window in the dressing room in the middle as well, then the wardrobes can also be placed right against the outer wall.

What is the hanger in the children's room next to the stairs supposed to be good for? If anything, I would assign it to the stairs as a mini-gallery and thus highlight the entrance with the "transom window".

The measurements are correct. It is doable, but not exactly what you want to build. If it comes out to 210cm, you are moving on 55cm, since the wardrobes are set at a distance from the walls. Of course, you can switch to 50cm wardrobes, but is that what you expect in a new build? 295cm for the bedroom: if the bed has a normal length of 220, then it will also be tight here. Then you can lean against the window. So: it’s not spacious at all. I would also criticize the sliding doors to this section pls to the dressing room. Who really wants to constantly slide two doors when they want to change or put down a piece of clothing? But that is criticism at a high level – first create properly divided living space (-> stairs!), then you can look further.

I would tend to go in this direction. However, a carport is only possible if you want a window in the guest WC. The paved area is of course not insignificant either. (Sketch! Windows are mostly still missing, stairs have no landing!)
On the other hand, a nice gallery and kitchen by the terrace.
