Hello interested party,

Anyone who wants to build a house first looks for a professional. The job title is architect. You discuss your wishes and ideas with the architect, after which they create a plan for you. This plan also includes information about the costs. A cost calculation only makes sense if you know all the parameters......

E.Curb when I contact a house construction company, I expect them to create a suitable offer that addresses my needs.

Just as a side note, with a floor area of 10x13m and as a 1 1/2 storey building, we are talking about around 200m² of living space, which will hardly be achievable even at the simplest standard with [Fertighausspezi] + additional construction costs for 200,000€.

It is not supposed to cost €200,000 either, I only referred to this figure because companies advertise prices and upon closer inquiry, these then rise immensely without having any special requests. Because no roller shutters are included, this is the price for an existing base slab or cellar, no floor coverings, no painting work, fees, connections, earthworks, additional construction costs, etc. But this offer is advertised as turnkey.
I could burst with anger at how they fool people. I don’t want a house for €200,000, but simply an offer for a house. By that, I also mean a house and not a fantasy value for a pile of stones which is placed on an existing base slab and doesn’t even consist of a floor or roller shutters.

Well, unfortunately these are all special requests, turnkey usually means the simplest standard and even less. I also have an offer like this right now: - Bathroom window sills = NO - more than 2 sockets per room = NO - doorbell = No telephone sockets = NO TV socket = 1 - staircase to the attic = NO ventilation or window in the attic = NO - painting work = NO - floor = as screed, you couldn’t even put a carpet on it if you wanted to - ceilings = raw concrete ceilings or drywall ceilings done by yourself - walls = the specification doesn’t say anything about plastering, for drywall the raw walls must be filled etc. Needless to say, you are responsible yourself for construction road, site toilet, construction water, construction electricity, construction security, drainage of the excavation pit, supply lines, and so on. Then usually you get standard windows, an old concrete roof on top and an exterior wall structure that just meets the energy saving ordinance, interior wall structure without any soundproofing, bathroom equipment from the 90s, etc. All of this can of course be seen as a scam by a trusting person but it is common practice.

If I were gullible, I would have signed long ago. I question everything and am therefore not well liked by the gentlemen.
