I'm surprised you haven't been given a price yet. The fact that one indicates "from the foundation slab" is nothing new. It's like everywhere: advertising promises. Nevertheless, any company must be able to give you a price for a "finished" house. But they usually don't do that in the first conversation! Otherwise, you wouldn't come back. And turnkey is a very flexible term! It's a house you can unlock! Whether with or without a floor, plastered or not. Tiles? Nothing is defined! And the additional costs, your plot can be on a slope, 5 or 100m from the nearest sewer, those are additional costs that always depend on the individual case. And a house is not built in one day. We took 1 year, after we found THAT plot, to contact companies, plan, plan, plan. Then notary, then select a company and then sign everything.

Nothing is defined, yes that is the problem. One year – I find now, after brief experience, relatively short or quite fast.

Hello, we are also currently deep in planning! We have already purchased the plot of land and everything else is going quite well so far. We were at the prefab house center in Mannheim and also got two offers that are clearly understandable (still, you should always have a fallback in case something goes wrong or you have extra wishes). We approached it just like you, interested party, looking at houses online and picking out what we like. But of course, the pictures always show the "luxury version." Similar to a car, the sales magazines show the luxury equipment with the nicest rims, xenon lights, and whatever else. But when you read the description, only the windshield wipers and headrests come standard, and the rest costs extra. If my car then looks like it does on the cover page, it costs €60,000 and not like the entry-level model €30,000! So, a short digression. We will probably now work with an architect who will also get us offers from painters, tilers, etc. In parallel, I am also contacting craftsmen I know and asking them to give me a counterproposal.

You looked at prefabricated houses but then decided on an architect and craftsmen? Why? That is apparently the cheaper and safer option.

Was honestly a gut decision! I think that in the end it won't make much difference. Both financially and in terms of quality!

Why choose that? Everyone has their opinion that it becomes cheaper with an architect, etc. I definitely don't believe that; the cheapest are prefab timber frame houses!!! But who really wants that, except when the price is the deciding factor. Otherwise, I mostly have much better individuality with an architect and, in my eyes, better quality, as long as it is solidly built.
