Tips and opinions on the floor plan

Hello everyone,

this year we also want to take on the adventure of building a house and are already busy planning. For this reason, I would like to share our floor plan draft with you and maybe you have a few tips and comments on it.
We want to build a city villa with about 140 sqm without a basement.

Note on the floor plan:
a) The room labeled as office in the attic is to become a storage room. Here we have already planned to swap the bathroom and the storage room in terms of location.
b) The partition walls between the kitchen and living room on the ground floor will probably also be removed.

Are your plans oriented? (Top = North) If yes - sorry but a north-facing terrace?! Then better redesign completely and place the entrance in the southeast and the living/dining room facing southwest? Or does the entrance to the house have to be from the south?

No, the plans are not oriented to the north. The terrace is facing southeast.

Hello Ziva,

it would bother me that you have to run through the whole house to get to the utility room. (carrying drink crates, etc.) Is there possibly a way to move the door to the utility room under the stairs?

If not, then I strongly recommend changing the planner.

Front door open and you fly over the stairs.
Through the door to the living room, you have to snake past the wall unit.
In the guest WC, you always have to keep the door open because there is no space to close it. With a shower, you need 1-1.5m² more.
In the kitchen, there is a nice dead corner. Also, there are few possibilities for wall cabinets here.
Wastewater pipes from the bathroom upstairs probably run through the living room/office. On top of that, there are long pipe routes.
It is generally better to plan the bathroom above the utility room/guest WC.
All doors are arranged unfavorably.
Do you really need 2 offices?

And last but not least: The stairs don’t fit (only 12 steps) and that causes the design to collapse.

Hello Yvonne,
we have thought about that too. Unfortunately, a door under the stairs is not feasible, according to our architect.
Since only carrying beverage crates speaks against it, we will leave the location of the room as it is. We want to use the room in the front part as a kind of pantry...
