Built it yourself?
If not, then I strongly recommend changing the planner.
Front door opens and you fly over the stairs.
Through the door to the living room you have to snake past the built-in wall unit.
In the guest WC you always have to leave the door open because there is no space to close the door. With a shower, you need 1-1.5m² more.
In the kitchen there is a nice dead corner. Also, there are few possibilities for wall cabinets here.
Wastewater pipes from the bathroom upstairs probably go through the living room/office. In addition, there are long pipe runs.
It is better to generally plan the bathroom above the utility room/guest WC.
All doors are unfavorably arranged.
Do you really need 2 offices?
And last but not least: The stairs don’t fit (only 12 steps) and thus the design falls apart.
Hello Musketier,
first of all, thanks for your list of points. We really hadn’t thought about some things yet; others we don’t actually consider that bad.
For one, the furnishing was inserted by our architect to better visualize the rooms and their possibilities. We will not adopt it as is, especially not in the kitchen. The room labeled as office above shall become a storage room since we are not planning a basement and want additional storage space. The bathroom and the "office" upstairs will be swapped. Thus, the pipes will come down at one corner of the workspace.
We have largely planned the kitchen already and a large wall cabinet fits well; we don’t have more currently and are totally satisfied. It’s simply a matter of taste, I think.
You’re right about the doors, we have also been thinking about that for some time. But except for the guest WC, we don’t see any major problems. We will definitely make the sliding door to the living room significantly wider than drawn in this plan.
We didn’t notice the issue with the stairs as laypeople, but we will definitely discuss this again with our architect! A big thank you for that in advance!
Best regards,
Ziva
