Hello,

we also had a very smooth and swift processing of our building permit. However, we also had a detailed conversation in advance with the head of the building authority in which we explained our plans and received one or two really good tips from him.

On the other hand, I also see 5 months of construction time for a solid house as critical – in my opinion, no proper drying can take place during this time, unless chemicals and/or construction dryers are used.

You should then be very careful about mold growth behind furniture that stands or hangs directly against the wall.

State Building Code M-V says: § 63 "The building application must be decided within three months after receipt of the complete application and the declaration (paragraph 8);"

Our builder said average waiting time 4 weeks, we will see ;)

Whether 5 months or 6 months doesn’t make a big difference, since we will be entering late autumn/winter anyway, we probably won’t get by without a dehumidifier. The screed will hardly dry. Basically, it’s six of one, half a dozen of the other, paying 4 months' more rent or putting a dehumidifier in the house for the same price. With the dehumidifier I can at least plan in terms of time; if I have to wait until spring, that doesn’t suit me so well.

Well, if you repay less than you pay in rent, your calculation could almost work out ;)

As someone once beautifully wrote here: "Since I have been planning the house, I generously round up" ;) Priority for me is moving in as early as possible according to optimally sensible criteria. For that, however, we have a building expert who holds us back if we do something wrong... I hope.

The OP signed his work contract in April. A bit of administration as well as a preliminary site plan (at least in NRW) is also required, so that the building application could not be submitted before June. Assuming the application is reviewed under the simplified approval procedure, the approval will be granted in July. Afterwards, the preferred provider cannot start work immediately – aside from the fact that soil surveys and statics as well as execution plans must also be available – a bit of advance planning is also necessary on his part. Let's say the earthworks on the property start at the end of July/beginning of August – now explain to me how the single-family house is supposed to be handed over turnkey in November with this sequence?

That means
that I don't go to the company that advertises building 70 houses a year but only employs 2 civil engineers.
You can tell during the conversation who is only aiming for the contract and who really advises.
We always asked whether the start of construction is possible in the 2nd, at the latest 3rd quarter (provided we are not responsible for the delay),
Suppliers who could not guarantee this were immediately eliminated from the selection.

Regarding the timeline, I can now only look at my contract to see what it says, and for/against the rest I am sufficiently insured.
It simply states 5 months for a solid house, turnkey.
You shouldn't always see such a construction so rigidly, as long as it doesn't end in personal bankruptcy everything is fine ;)
