The plot must be developed. The general contractor says this is a priority!

Then make sure to check how long the fixed price applies under which conditions and above all: submit the building application this year. If not, it will be more expensive for you next year anyway ;) Rhenish greetings

just for your information... has already fixed it.

(the OP) can only start next spring but doesn’t see a problem with that.

is in a bit more of a hurry and after signing in April wants to have moved into the house by November.

No, it is a complete new build (empty plot, but fully developed and registered in land registers, etc.) in solid house construction. No drywall, no wooden walls. Construction started last week, the ground floor is now almost completed. Next Monday the ground floor ceiling will be installed. Our neighbor, who also built with them, had the acceptance inspection the day before yesterday after 4.5 months of construction time (from the first time the excavator rolled in).

Weather conditions can delay the construction, but only the shell until the roof/windows are installed. And that will be done by mid-July. Currently, the sun is shining and it is warm, so delays are unlikely.

We chose the construction company because we want to finish quickly. The shorter the time, the lower the risk of total loss due to bankruptcy and so on. Also, the company is already larger and we trust that they know what they are doing.

We had a building notification prepared, which was confirmed on time with the payment request after 4 weeks.

Hello,

The signature under the construction contract was in April and construction began in week 24 - that means you, or rather your BU, had – assuming you signed in week 16 – a full 8 weeks (minus 5 holidays) for the preparation of the building application and review by the authority according to the simplified approval procedure, soil survey, structural analysis, work planning as well as the creation of execution plans and foundation including civil engineering. Impressive performance!

Prefabricated ceilings and windows currently have long delivery times; the interior work will sensibly only begin once the shell is closed.

Focusing solely on the timeline as the main selection criterion does not seem very confidence-inspiring to me. But I’m sure you will report back ;)

Rhenish regards
