Thanks wastl...that's how we'll do it. You're absolutely right about the development. However, a bit of extra work is coming up for us. We have to bury a waterproof transfer shaft at the neighbor's and connect to it.

what speaks against building with someone else? wait 1 year? wait for what? for him to have the time to build the house perfectly?! that won't work anyway because everything always takes longer than planned. there must be a very good reason why you want to build with the construction company despite waiting 1 year.

waiting causes some costs that are hardly reasonably convertible into actual euro amounts. if you are already financing now, the fixed interest rate period is already running. the interest-free provision of the money is probably also running out before the house is finished. who guarantees that everything will start smoothly next March (is there a construction time guarantee with a reasonable contractual penalty from day 1 of delay, of course with a reasonable start date (e.g. from the foundation slab))?
definitely also keep in mind that a new energy ordinance will come into effect in 2016 and you shouldn't miss any deadlines during which the old one still applies (e.g. kfw70, which will become standard in 2016 and thus no longer be eligible for subsidies) etc...

oh yes, and waiting 1 year also means paying rent for 1 year and having 1 year less time to pay off before retirement. if you save, you will spend it on something else anyway :)

so why do you want to build with them? do you know the managing director? then he should be able to fit you in between projects.

Have you already built? A 1-year waiting time is almost normal. Most prefabricated house providers have a 1-year waiting time - with regional construction companies here it was also 4-8 months + winter added and you are also at about a year,... It's not nice, but supply and demand here lie more with the builders and not with the buyers,...

Well, I also don't know what's so bad about it. The financing is not yet in place. I did ask how I should best proceed now. If after some searching you have found a construction company you trust, why then, come hell or high water, switch again? On top of that, we will surely need until November until everything is ready... and as far as I understand, most take a winter break. As cheap as we are currently living, we will probably never again. Our savings potential until March should not be underestimated.

we are building, signed in April now and moving in November. pretty sure because of the construction time guarantee, since the penalty for the construction company isn't exactly small (they are putting pressure on it directly upon request) and they don't want to pay. however, not a prefabricated house supplier but solid construction. if you can wait 1 year why not, I wouldn't be up for it.
