Hello everyone,

due to current circumstances (just before signing) I would be interested to know what you have upgraded beyond the standard in your house construction (especially when building with a general contractor) or had to, and what the price or price difference was?

- Foundation / Earthworks
- Windows (security)
- Front door (transponder and self-locking lock)
- Tiles (stainless steel rails + mosaics)
- Stairs (colored risers + stainless steel railing rods)
- Electrical (various sockets, LAN outlets, and stair lighting)
- Sanitary (different toilets, rainshower showers, etc.)

So somehow almost every trade. Surely more will be added.

We settled almost everything directly with the trades, as was also preferred by the general contractor (GU) (if calculated in advance for financing, it would have been at least just as expensive, often even 30 to 50% more expensive). Many things like tiles (instruction: "5 samples, up to 25 euros. If different, please contact the tiler directly") simply could not be registered with the GU under any circumstances.

Tiles (different ones, rails, joints)
Moving walls
Better doors
Stair builder (risers)
Painter (silicate instead of dispersion paint)
Sanitary/heating (concealed installation, underfloor heating in the bathroom, radiators in the basement)
Electric (a huge bunch: more sockets, fuses, empty conduits, network sockets, outdoor cables, satellite...)
Drywall builder: shower niche

With the GU directly: all floor plan changes in advance, afterwards it would have become really expensive. Stops on windows and doors, which we wanted to change afterwards, cost 150 euros per change.

For electrical and sanitary work, I could imagine the highest savings potential before signing.

that's it. However, the general contractor has no construction service description. He creates everything individually. The sampling was not in a fancy big center. Everything necessary was there. Tiles and staircase in the studio. Bathroom was possible, that is standard, that is the catalog, if you don't like it we go to the bathroom studio. Only then. He no longer feels like spending half a day in the bathroom studio, holding back the builder. Then the offer comes and it starts all over again. Because now it is understood that the freestanding bathtub, the rain shower, and the super design faucet exceed the budget.

Not much for us. The earthworks and such are not upgrades. Otherwise: another outdoor water tap, a utility sink with hot water connection in the utility room, some sockets and switches, outdoor lighting, garage electricals, satellite system, a bathroom furniture set, a somewhat fancier front door. Our upgrade budget remained in the range of 3000,-
