The living space is approximately 8 m² smaller in the application drawings compared to the draft (GU).

No, the plans are the contractual basis. The inconsistency of the masses only makes it worse for the contractor, not for the consumer. And seriously, these are not additional costs for the contractor. 8 sqm more floor slab - 500 8 sqm more screed - 200 Heating - he doesn’t add a single loop more because every room is a few cm wider. Parquet: you can offer to take over.

One more thing - in case of external financing. The bank has also calculated the value based on the size of the house - questionable how they would assess the sudden loss in value...

Thank you for your contribution!

It was like this: My wife and I created our own sketch in advance, according to our ideas about the layout of the rooms and room sizes, even before looking for the right building partner. Simply amateurishly on the PC. With this, we then approached various general contractors who transferred the whole thing into such a colorful drawing or made slight adjustments together with us. So it is an individual design created by us, which was not taken from any catalog, the internet, or anywhere else. By the way, the general contractor is a locally based company that only builds residential houses, administrative buildings, fire stations, etc., here in the surrounding area. They do not even offer a customer-accessible catalog with sample floor plans.

Don't let yourself get defeated, you chose a Gu based on this sqm number and the floor plans.
You might have even rejected 2 others precisely because of this floor plan and the sqm, and now you're supposed to bite the bullet? No, don't do it, confront him about it. At least with the information we've received, you are in the right.

And to yes, he was in the construction industry but not really successful. So ignore what he says.

Please do not spread slander here! I was called in too late as the restructuring managing director of an aluminum window factory. Afterwards, I ran a window dealer who sold the business. My successor in office made mistakes during his registration and drove the company into bankruptcy during Corona, and now I am wrongly listed as the supposed last CEO in the commercial register. That is not nice – but it does not give you a free pass to add defamatory remarks on top of that! Management consulting with satisfied customers since 1992, you are welcome to try to match that first.

He will adjust that anyway, along with the costs for the thicker stones?
It's only the base plate and the foundation that increase.
Screed, heating, etc. are identical to what was sold with the thinner walls.
