145m2 the upper floor + the same floor area in the attic. However, I do not know how many m2 are counted in the attic because of the sloping ceilings. The new apartment would then have a floor area of 290m2.

A division of ownership will be made. I will then be registered in the land register and my shares of the house have been assigned with reference numbers during the division. In other words: upper floor + attic are mine. Additionally, common ownership of the entrance hallway on the ground floor + heating and cellar room.

If you want to have all of this done from a single source, you put yourself in the hands of the site manager working there, who coordinates the subcontractors and monitors the schedule. That can work, but it doesn’t have to. You can also look for an architect (or construction engineer) yourself, who then becomes your site manager and coordinates the trades. I basically see no disadvantage in awarding contracts individually, that the collaboration should work less well.

General contractors/general turnkey contractors will now say that they regularly work with the same subcontractors, so that a well-rehearsed team is on site. Architects could claim something similar. The uniqueness of your construction project (compared to an off-the-shelf single-family house) could also refute the above argument. Therefore ... Do the project with an architect! (Of course, you now have to find the right one ;-)).

My architect would have even done that, but only if I hired the companies he always works with. Which I did not agree with. And before the question arises why this is the case: I want a reputable company that has been established for a long time to build it. The recommended company would mostly consist of temporary workers. Maybe this way of thinking is no longer up-to-date, but I would like someone who will "probably" still exist years later in case of damage (construction defects).

If I look for a civil engineer now, he won’t find the individual companies for me, right? I really worry that, for example, the shell construction will be finished faster and the companies for the roof will then, for example, not have time or have planned for a few weeks later.

It is important to me to protect the building, both from possible water damage and because of building safety (doors and windows), due to the scaffolding, risk of burglary, etc.
