Terraced house near Stuttgart, need support

Good evening everyone,

we want to build a house and we have no idea about it. Therefore, any help is welcome. So, thanks in advance.

Here are the basic data for the project.

Building plot:

Gift from dad. Pretty cool

I still need the market value or real price of the land so that everything is fairly regulated in the inheritance with my sister.
Is that possible without an expert because that also costs 2-3k€ right away?

166 sqm small but nice in a district in Weinstadt
Terraced houses are already on the left and right, see picture.


What will be built?

No cellar, only a slab
Floor plan 7m x 11m
3 full stories
Attic converted
Neighbor with the garage said he has about 170m² living space. His house was built about 25 years ago.

Where are we?

Well, basically at the beginning and I don’t think we know what we really need to know.
I think we are already very limited by the requirements.
In the ground floor there should basically be a cellar compartment, laundry room, a small office inside
On the 1st floor living/dining room and kitchen guest toilet
On the 2nd floor 2 children’s rooms 1 master bedroom daylight bathroom
Attic wish would be a roof terrace and basically a guest room possibly with a toilet or shower toilet.

In addition, we want a carport or garage with a terrace on the street side and something small in the back.

Please, ideas and suggestions are welcome --> help, what do I have to think about when planning?
We don’t want to plan without a plan.

Is there a simple floor plan tool?
I’ve already tried a few (free) found them all lame.
I have now ordered A3 mm paper.

Building method:

We were at the prefabricated house exhibition in Fellbach today and well 3 conversations 3 opinions

1 Schwörerhaus:

Didn’t want much info from us.
Said they are super flexible and can build totally customized.
Only restriction is no more than 3 full stories.
Otherwise no disadvantages of timber frame construction.
Said and that was weird if the contract was signed the building application would take 6 months?? That was dismissed as nonsense by exhibitor 3.
Well, said if someone signs a contract with Schwörerhaus today they can move in in 2 years.

2 (Timber frame prefab I’ll keep anonymous)

Immediately advised us to build massive because of the offsets of the walls to the neighbors.

Is that true??

Recommended Fermo and Pfeil to us
I already looked them up and read something about them here in the forum as well
Fermo is supposed to be very expensive but good
Pfeil is apparently some old school construction company and probably also great

Was he honest or what???

Said about 3500€ per sqm. That was a shock!

Is that correct currently? Can someone confirm?

What you actually want and what you can afford. What the development plan allows. And which costs come with building a house that are not included in the builder's offer or often not included in all of them. Until you know that, you don’t need to talk to any builder anymore. Checking out 15 companies is massively counterproductive in your situation. It only wastes time and distracts from the essentials with detailed questions. At the same time, with every appointment you get the feeling that everything is getting more expensive. In the end, you’re left with dozens of different offers for completely different houses and you’re comparing apples with pears with bananas with oranges... Basically, there is no shortage of companies that can build a completely individually designed house. However, with the small plot and the rather unusual 3 full stories, I would not look for a builder first, but an architect.

Hi, congratulations on the plot.

We live in the terraced middle house. I can tell you what seems important to me in hindsight:

We don’t hear anything from the neighbors, it was built solidly, has partition wall panels between the houses and calcium silicate walls.

The stairs nowadays (this was specifically mentioned in the building description, don’t know if this is unusual) are on special bearings so you don’t hear anything from each other.

I think three full floors are great, unfortunately we could not choose the layout, but I like the German terraced house floor plans where the bathroom is in the middle and the bedrooms are on the outer walls. And the ground floor has a closed kitchen, guest WC, as well as a wardrobe or stroller parking space.

I like that it’s always warm in our house, and I love the ventilation system with heat recovery.
I always dreamed of a wood stove, but with the insulation it would never be on and totally unnecessary. Good that we didn’t have money for that and the architect also advised against it because of the extra cost for an additional chimney flue.

Do you have a gable roof or flat roof?
If possible, have empty conduits for photovoltaics installed in the supply shaft right away.

What is the situation with the terrace to the neighbors? That is a bit of a problem because if you want a terrace roof, you have to build an F90 wall (if not already present). You could plan for this right away and save a lot of money.

Otherwise, nothing more comes to mind quickly.

I can’t say anything about the timber frame construction myself, only that acquaintances of ours think their detached single-family house is very noisy.

Oh, one more thing: we had everything built by craftsmen from the local area, it wasn't more expensive than prefabricated house providers. We chose a standard layout and execution with the option to have a higher-quality floor installed later and laid an inexpensive laminate ourselves. With children and dogs, you don’t have to worry as much, tiles everywhere were unfortunately too expensive.

I find the price really normal to reasonable for your area, my daughter is also looking and has been quoted a similar price range. We took on a few trades ourselves to save money, but we quickly regretted it with the insulation work.

As if a terraced house wasn’t bad enough, but also a building gap :-(
What is the reason against continuing to use the existing house?

If I had any, I would be lying in the grass on my alp all day :)

Why do you leave exactly the one anonymous who does not acquire orders at any cost, but HONESTLY says if his "range" / his skills are not optimal for the given requirements?
