Terrace in the north and west (around the corner) can be great. Sun for breakfast from the east, then the sun moves briefly around the house and afterwards sun until sunset. But it depends on the respective property situation (size and location of neighboring houses).

Hello dear forum,

We have a plot (20*38m) with a slight northwest orientation and a relatively strict development plan.
This means, among other things, a building window 5m to 25m behind the property boundary.
Border construction of the garage is permitted.
How do you see the positioning, especially of the terrace and the garage? Different from us?
Our idea:

Entrance to the east.
The garage behind the entrance to the east.
Terrace (from the kitchen) slightly southwest/west to northwest ("moving around").
We did not want the terrace facing the street (below). The development plan also does not allow a particularly high privacy screen (1.2m, garage exit 0.8).

The entrance at the front was not realized because of the corridor layout and ideal space usage.

One alternative would be,
-to place the garage a bit in front of the house, on the south side
-possibly crosswise,
-with the utility room on the side behind it.
That could provide privacy behind it for the kitchen terrace.
But it might look strange (parking might also have to be crosswise to the house) and it takes up space in front and on the kitchen side… (then also less space in the garden behind the house which we naturally want to use well -> living room also planned there)

Will it be possible to have breakfast in the sun at the house?

In general, it is quite tight in the building area, all with narrow plots.
Therefore, longitudinal building and rather long single garage (4*9m).
Distance to the neighbor on the west at the house side then 6m to the garage and 9m to their house
(every meter counts)
However, we do not know yet, unfortunately, how he will build..

: this is not a repetition of the kitchen topic etc. I am consciously addressing again the question of the fundamental geometry of house/terrace/garage taking into account the conditions known to us.

Addition: The topic of shading from the south to the west side also concerns me. Eaves heights 4m, ridge 9.5 min. Distance from house to neighbor on the west side 8-9m. This could lead to shading of the west/northwest side !in the afternoon!. I have a sun position app that indicates shadow length depending on building height and season. Well, it helps to a limited extent.

One would actually have to simulate this once with Google SketchUp or similar. Only assumptions can be made about the neighbor's building structure. Maybe he is planning similarly.

Does anyone know about this or have experience with such situations? It is supposed to start soon.

You know my opinion, the opinions of the users on how to assess the orientation of the house are also important.
I would, however, advise you to start a new thread.
