Good evening,
I could use some help regarding the topic of windows. Our builder wants an additional charge of €24,200 for the upgrade of the windows according to the building description based on the architect's plan. This amount seems very high to me at first.
According to our builder, the €24,200 additional costs are made up of the following items:

    [*]€5,000 lift/slide door 3 meters.
    [*]€2,750 triangular window attic
    [*]€2,750 corner window kitchen
    [*]2x €1,750 floor-to-ceiling windows upper floor bay
    [*]2x €1,000 light band windows
[*]2x €1,500 floor-to-ceiling window 50cm wide in the bay on the ground floor left and right
    [*]€1,500 floor-to-ceiling window utility room
    [*]€1,500 floor-to-ceiling window office
    [*].....

I have attached an excerpt of our building description and our floor plans.

Is there anyone in the forum who has experience whether these prices are justified?

Many thanks

The prices are quite "decent," but they are rather usual for the requests.

Much worse, however, is that you have no choice. Are you actually building with a developer (= sells you land + house as a package) or a general contractor/house builder or whatever you call the company that builds a house on your land?

Thank you for the answer. You are of course right, we are building with a general contractor.

You could then discuss with him whether you want to completely remove the "windows" trade and hire a separate window installer. However, this makes coordination difficult, and whether it becomes cheaper remains open.

These prices are completely outrageous. They might be roughly authentic as prices for all these windows altogether, but absolutely not as surcharges. €24.2k as total price for PVC windows is okay, in aluminum or wood 20% or 25% more, but not 100% more. Are you sure you didn’t misread that he listed these only as alternative prices and that somewhere else the lower price / offset for the standard windows is given?

Utility room / office: floor-to-ceiling windows are NOT patio doors; without a "flat threshold," there is a tripping hazard at the bottom due to the window frame. The utility room should have a separate entrance door there; in the office you can leave it like that (but you have to be aware that without explicit order "with flat threshold," it remains a "window").
Lift-slide door: I would replace it here with a three-part element fixed/tilt/tilt-and-turn – also here with a flat threshold – that is, with a tilt-and-turn wing toward the kitchen.
For the children, I would widen the windows above accordingly, so also to 103 like the others.
Triangular attic window: design gimmick, in my opinion not fitting to the house here. I would take classic rectangular windows there.

And I would generally omit the floor-to-ceiling windows in the bay on the upper floor, especially if you are planning the desks.

And regarding the floor-to-ceiling windows on the sides of the children's rooms. Why not a somewhat wider "normal" window, that will provide more light.

I also find the floor-to-ceiling window in the bathroom on the upper floor just as questionable. There is both the entry/exit area for the shower and the bathtub, so there will constantly be privacy screens.

Floor-to-ceiling windows behind the sofa should also be reconsidered.

Floor-to-ceiling window in the office ... I would generally reconsider the window position. As it is now, the office is basically a tiny room with a corridor from the entrance door to the floor-to-ceiling window. Why no window at the top of the plan, why the floor-to-ceiling window? What purpose is it supposed to serve?
