Hello everyone!
We have now made quite some progress, bought a plot of land, moved away from Heinz von Heiden and Stadt&Land, and had a house planned by an architect; the execution will be done by a smaller general contractor. We are very grateful to you here, because ultimately the impulses from the house building forum led to our change in strategy.
We have completed many things in a very short time, which would normally take weeks. Financing, land purchase, house design, and also the positioning of the house on the plot. This is exactly where we are not making much progress and now have time to take a bit of "breathing room" and ask for your opinion / advice.
We have a 1.26 cm wide strip to the left of the actual plot, which tapers at the beginning and end of our plot. According to the land register, this is described as a utility area for our own use, but building on it, e.g. a garage, is not permitted according to information from the city. We lack an idea for a practical use here.
What we plan: construction of a conventional, detached residential house with a 35° gable roof in two-story construction on a 482m² large plot + 30m² utility area. The living space is 145m² plus 78m² utility space, a basement is not planned. The orientation of the terrace is to the south and west. A garage is planned, which we could currently drop for cost reasons, or an alternative (which?) involving the utility area would be conceivable.
Regarding the floor plan:
We have 2 children, the family may still grow. We definitely need a study. We want to implement this together later in the attic. Until then we use the dressing room as a study. We prefer an open-plan design with as much light as possible on the ground floor. On the upper floor, windows etc. face south and west. The attic is already being prepared from the start (stairs, underfloor heating, windows, possibly roof windows).
