Suggestion for room layout on the ground floor of a new single-family house

But it doesn't make sense to have long ways to go into the pantry – often the cook only has one hand free; so that contradicts my logic. I wasn't thinking of a 3rd door either, but of an internal sliding door. That way you can use the space on both sides of the sliding door; in the kitchen and in the pantry. Incidentally, Der Da is not wrong again; 12 sqm is anything but little for an eat-in kitchen.

Are you sure that your budget can support the dimensions of the floor plan? What does the offer price say at the bottom right?

Hello Fun-ta!

Our layout living room/kitchen/pantry is similar, so here is my opinion: 3.75 m in width in the dining area is completely enough. We have 3.50 m and are satisfied with it. Our living room actually has a small corner/protrusion, just as drawn by the construction expert. Only our door is exactly next to the protrusion. We do not have this space behind it that the construction expert provides for the wood. By the way, our architect said that you don’t really need that much space in the dining room anyway. If you can build that big, okay. But if not, then a bit less is also fine. And we accepted a bit less space in the dining room for the larger closed kitchen. We already live here: no wrong decision.

Since we also did not want 3 doors in the kitchen, we decided against the passage to the living room, but instead we have a passage towards the utility room & pantry. However, not "top center," but "top right." But that would be directly behind your door. We have a sliding door to the kitchen, which fits perfectly. You come in -> straight ahead is practically the kitchen, turn right is the utility room/pantry. Whether you can live with 3 doors, you have to decide yourself. I would be bothered by the lack of space to the right of the stove in Epi’s suggestion.

Just a personal comment/question from me, because I have basically noticed this in this and other forums: this question does not really fit the original question of the OP, does it? Do you doubt that the budget cannot cover the floor plan? And if so: why? Do you know more than I do? When I read here and occasionally answer, I first assume that these basic conditions are clear. Especially when the floor planning is already this far along?! I can’t start from scratch and ask everything before answering a floor plan question. I think some things should be taken as given and the OP’s actual question should be addressed (which you basically did anyway! So no problem. ). Just a general remark.

No, I don’t know more than you. It only became clear to me upon the last reading that the building volume of the thread starter will result in a huge piece of house. Therefore, it is - at least I hope - legitimate to ask whether the budget fits the scope of the construction measure. Because if not, all writers can usually save their answers/experiences, as in the end something quite different than originally planned will come about => my experience of many years. If the house only has to be 1.0 m shorter in depth (precisely because of the budget), the overhang I proposed will not fit, as the living room would then have a hallway character, in which the kitchen overhang would be more than annoying.

By the way, I did not pay attention to the drawn-in appliances - whether the stove stands at the marked place or elsewhere is initially secondary to me. It is rarely good to plan the kitchen around the appliances.

Especially a construction novice/layman has absolutely no idea what costs a house construction causes - which is understandable, since they haven’t learned it. Therefore, it makes sense – I assume everyone only has limited time to answer here (at least this applies to me) – to ask about certain framework conditions. Even though I always and again write that it is important to know one’s budget _before_ the consultation conversation starts, I am far from assuming that this applies in all cases.

Hello everyone,

Of course, financing has to work out, that’s the most important thing. Basically, I have to say, the building land costs me nothing, meaning I have 2000 sqm where I only have to pay the surveying costs, that’s already a considerable amount that you save if you don’t first have to buy a building plot! The complete cost estimate is not finished yet, as you can see, quite a few things still need to be changed!

But to respond to your actual suggestions, I measured now that if I move the said kitchen wall 0.75m, the kitchen has 15 sqm, so there should definitely be a small seating area, and the dining room would still be 4m wide, that should work too! Well, we’ll see now, I have an appointment with the kitchen planner tomorrow, let’s see what he can "work magic"!

As a construction expert, I would also be interested in the price at the bottom right.
