well, for a turnkey construction, expect around 1500-1800 € /sqm. With a basement and so on, for 180-200sqm you quickly reach close to 400,000 €. Roughly speaking. If the price is under 300,000 €, the alarm bells would ring for me.

Alright, then upstairs as well, but don’t complain if it’s too big!!

"Child" and "Sleep" will be swapped, then 1 meter will be taken from "Sleep" and the office and turned into a separate dressing room.

The "big part" above the garage will become 2 rooms, but not finished yet, it’s supposed to be a second "children’s room" and a "man’s room," but first without major construction.

It won’t be turnkey.

- I’ll get several offers for the foundation slab and will help out there, we did that at my brother’s as well and compared to "let everything be done" he saved half, well it was 2 weeks of work, but solid.

- Complete shell construction will be awarded to a masonry company

- Roof truss will be awarded, but I have the option not to run everything through the company

- Heating, plumbing, as well as all electrical work etc. are handled by my buddies for over 20 years, which means if anything I pay almost nothing for hours, same with the window and door builder.

The majority is material and you surely know that yourself, that costs a lot!!

Friends of ours paid 421,000 euros for 170 sqm of pure living space, fully basemented, a double garage 7x7.5 m and also fully basemented. Turnkey, of course, upscale fittings.

The outdoor facilities are also included in the above price.

Hello,

You have planned a beautiful little house, especially very spacious (the bedrooms alone are each about 30 sqm). Don’t get me wrong, that is also my ideal concept of living.

But back to the topic (basement): I think the solution with three doors and the slightly shortened dining room is very good. If you install sliding doors to the pantry and the living room, you will have zero loss of space (and it looks stylish). Your dining room will still offer enough space (just trust us on that) and the large room will gain a bit more contour (in addition to the fireplace), which certainly doesn’t hurt.

I would then be curious to see photos of the men’s room!!
Do you already have concrete ideas for that?

Hello,

thanks! So the wall to the dining room will now be moved 0.75m. Tomorrow there is an appointment with the kitchen builder, let's see what he makes of it!!

I was just thinking for a long time whether the 4m dining room width would be enough.

Otherwise, there are a few small changes by now:

- the garage will be made 1m deeper, meaning the external dimension will then be 8m. In the small room on the right that is then formed in the "transition" from house to garage, the buffer storage and the "water channel" will be installed, it will then be about 3m long and 2-2.5m wide.

- In the corner of the living room there will be a few floor-to-ceiling windows or doors, similar to the photo in the attached picture

- Kitchen window should be about twice as wide
