Hello, I intend to build a city villa of 133 sqm with a general contractor. The plot is reserved.

What is the most important/basic question about the floor plan summarized in 130 characters?

I wonder whether an open or semi-open kitchen makes more sense here. Currently, a passage of about 90cm from the kitchen to the dining area is planned. This could be expanded, I thought about 120 to 140cm with a two-part sliding door. With a fully open kitchen, I have concerns about noise, smells, etc.

I would be very grateful for advice on the floor plan in general and the question of open versus semi-open kitchen.

I would first secure the princess's freedom, and only afterwards start the castle construction - that would have the advantage that she would take part with influence. A wife is, so to speak, at least a stiffening wall in life as transferred to the mindset of building.

With such a small living area, I would find a bungalow much more attractive.

Hi thanks for the comments princesses come and go unfortunately bungalow is not possible and if bigger only with cuts in the equipment, I am already well over 2000€ per sqm, but the equipment is more important to me.

then I would partially cellar. 133sqm on 2 floors with this floor plan already seems very cramped.
Bungalow is not allowed according to the development plan?

One shouldn't place the equipment in a completely different league than the house type. Burl wood in a Dacia flops in resale value. And if it already has fairy dust applied thickly without a princess, then in the end it becomes too expensive.
