Great, yes. But then please in a house that clearly falls below KfW 40. And not just nicely calculated on paper.

Nice corner. Then I don't need to name you 2 small construction companies. You are too far away. You will find the company that suits you. In the meantime, we also felt totally lost. Actually, more often until moving in. For us, it was a coincidence to find the right partner.

By the way, I also prefer smaller companies. One contact person from start to finish. No complaints department, no glossy brochures, no model homes. Instead, transparency and flexibility. We had exactly 2 contact persons throughout the entire construction and planning phase. Once the boss who plans himself and accompanied us from the first meeting to acceptance, and fairly soon the site manager joined. All the craftsmen were local, and we have already commissioned or further recommended some of them again.

OK, I’ll put it differently: If I’m already moving away from prefab houses, then I want to build solidly. For me, timber frame construction would have been more of a compromise.

Well, that should always be the case – regardless of the construction method. But as I said, the problem here was more that we didn’t feel comfortable with it.

Yes. But you pay him directly, and he does what you want. The draftsman of a general contractor/system house provider receives his salary from company XYZ and (almost) exclusively represents their interests (= to process everything as simply as possible and make a lot of money from you in the process).

Who decides the music at the club? You, because you pay the entrance fee, or the club owner, because he pays the DJ? I prefer to be the club owner = pay my own architect.

Yes, that makes sense. Since we have now decided against prefab houses, we should look for the most independent architect possible...

That may be. But if 145 sqm is simply too small, the best planning won’t help me. We have no special frills or anything else. The biggest deviation is a bay window facing west and south.

Ok. But this attitude also stems from a bias against timber frame construction and is not based on facts. Timber framing also has various advantages over solid construction. What does "too small" mean? What is your list of requirements that it absolutely has to be 180 sqm? Don’t just run off with size – that costs money and does not necessarily mean everything.

I think you need to rephrase even more: What is a prefabricated house, what is solid?

Solid: aerated concrete? Poroton with lots of air surrounded by clay? Sand-lime brick with lots of Styrofoam for thermal insulation?

Prefabricated house: thin walls with plaster and plaster carrier made of Styrofoam?

Or no plastic fantasy foil but a diffusion-open wall construction?
