Hi construction expert,
something like that
A basement is undoubtedly a very expensive storage room if the space is not used for living purposes.
you hear that again and again, but to be honest, I can never understand why. I just had the discussion again with my brother-in-law, who built without a basement 12 years ago and has been struggling with lack of storage space ever since.
yes, a basement is expensive, no question, but with about €750/m² it is FAR below the price for normal living space. And if I don’t have a basement, I have to cut into my utility room plus storage area from the living space on the ground floor and upper floor. Including circulation space, I easily waste 20 m² at €1,500/m², so also €30k. Then the garden shed gets significantly bigger, or a garage with an extension is built, and another €5-10k is gone. And then I’m not far off the roughly €50k that a basement costs me for a 140 m² house (my brother-in-law). But for that, the basement offers me a hefty 60-70 m² of space.
And it gets worse: to realize the same living area as with a basement, I inevitably have to build the house bigger and/or add extensions to the house or garage. But then the garden becomes smaller, ergo a larger plot is needed...
Yes, a basement is an expensive storage room, but what is a CHEAPER alternative?
Best regards,
Andreas
