Single-story city villa floor plan - opinions welcome

Hello everyone,

In 2015 it is supposed to start with us as well. A single-story city villa according to building regulations is planned. The single-story design is realized through 4 dormers and an air space and is specified by the development plan.

I would love to hear your opinions on this!

I myself am 95% satisfied with the design. The only thing that still concerns me is the "dead space" or hallway on the ground floor and whether the guest toilet is sufficient. But I have no solution for either :-(

To my knowledge, airspace is not a means to achieve single-story living,
the sequence of bedroom, dressing room, bathroom is often criticized
Access to the wardrobe is awkward due to the 45° corner.
It is unclear where the technology is supposed to go in the utility room – there is little space due to the three entrances

The issue of airspace for achieving single-story construction depends on the building authority; each building authority is allowed to decide for itself whether it accepts it. Fortunately, that is the case with us.

A kitchen island in a 300 cm wide kitchen doesn't work very well like this. You practically have no space around the cooktop. And a side-by-side refrigerator usually cannot have a wall next to it, otherwise the door cannot be opened wide enough to, for example, take out the vegetable drawers.

Utility room ... what about the house connection boxes for electricity, media. What does your heating look like? Hot water storage, etc. Something is also standing in front of the planned window.

The kitchen planning has not been done yet. It is still under discussion to design the kitchen openly to make room for a cooking island. In the utility room, there is a heat pump with an integrated hot water tank. It is about the size of a refrigerator.

Honestly, we have not yet given any thought to where the [Hausanschlusskästen] should be placed.

We had not yet considered the side-by-side refrigerator; it would probably be better placed somewhere else. Thanks for the tip.
