Single-family house with stepped floor - Feedback/Discussion/Tips/Ideas

Hello everyone,

after a few weeks' break, here is the current status of our planning. In the meantime, we have switched from the sketch to the building application planning mode and actually want to submit the building application soon, unless something absolutely catastrophic happens.

What has happened:


    [*]Fireplace planned in the dining area.
    [*]Fireplace duct in the ground floor as an interior duct, in the upper floor it changes to the outside.
    [*]Bathrooms / ceramics roughly placed as we imagine them.
    [*]Kitchen plan designed. (Contrary to the drawing, the partition wall to the fireplace shortened to 1m with a subsequent counter.)
    [*]Position of heating/water storage determined.
    [*]Conduits for water/sewage planned.


Are there any ideas, suggestions, criticisms?

I have not read the last 2 pages, but only looked at the current plans. So please forgive me if I overlook something.

1.) What immediately catches my attention is the orientation towards the northeast. I would always orient a living room towards the southwest.

2.) I find washing machine and dryer in the bathroom impractical. Solution: hide them behind a sliding door or similar.

3.) I miss storage rooms. The utility room with 5 sqm (including heating) seems too small to me. Or is there a basement?

4.) G-shaped kitchen I find very good: lots of storage space.

5.) Build a storage room under the stairs?

6.) I like the intermediate door upstairs, but I wonder how it will work with a toddler sleeping upstairs while the parents are in a completely different corner of the house downstairs. However, once the kids are older, it will be more relaxing for the parents.

No comments in this forum ypg. I am certainly capable of distinguishing this and taking it into account accordingly.

However, the attempt to animate was successful.

Thank you for the hints Bau-Bau. The points mentioned are known to us. There is no separate basement, but a garage with a lot of space and a fully basemented existing building next door with a workshop, party basement, billiard room, and storage rooms.

The orientation is due to the location of the property. To the south, we only have a view of the neighbors' garage wall, which starts exactly 0cm in front of our house.

I planned a house in Bauhaus style myself as the client in 2010 and also took on the role of construction manager and would like to offer some suggestions: 1) If possible, I would build the staircase only with straight, uncut steps, 2 or 3 flights with landings and plan an attractive light band. The stairwell could become a highlight both inside and outside. 2) The wood stove should be placed more centrally so that it can radiate heat into the living and dining area. It can get very hot and is currently too close to the kitchen and dining room furniture. Storage space for daily wood supply should be planned next to the stove. 3) I do not see a suitable place/niche for a hallway wardrobe. A subsequent cabinet should not narrow or block the hallway. 4) I recommend planning a shower in the ground floor bathroom. There would be space. The dryer could be placed on top of the washing machine and separated from the shower by a solid wall. 5) Alternatively, both appliances could also be well accommodated in the utility room where other washing supplies will also be stored. The gained space could be added to a dressing room. 6) I find it unfortunate that the garage blocks the view of the house and it looks quite squeezed between the garage and the existing building. Would it not be better to do without storage areas in the garages so that more space remains in front of the house? The required storage areas could be integrated into the existing buildings. To improve the view of the house, carports could be used instead of garages.
