Single-family house with double garage floor plan for the second house

Hello everyone! Since the land purchase has been completed and according to the developer construction can start at the beginning of 2026, I am currently brainstorming ideas regarding the floor plan and site planning! I have attached an idea which I consider good. Also an idea for positioning on the plot. Building regulations only require the roof pitch to be between 20° and 45° and a maximum building height of 9.5m. I have thought about raising the building so that there are NO sloping ceilings on the upper floor and then possibly converting the attic over the years (and depending on space requirements...) to create 1-2 rooms there... What do you think? What can be improved?

Why do you then depict the upper floor as an attic floor, and only allow the eaves sides a window for the stairwell?

The whole thing is a remodeled floor plan, that's why it is probably shown as [DG]. In the end, there should only be the [EG] and the [OG]. I do not want to expand the [DG] for now. But keep it as an option for the future. Therefore, no windows either.

So you stole the inspirational design from a one-and-a-half-story house, judged the attic floor as good unchanged to be the template for the upper floor, and only remodeled the ground floor?

The attic floor not shown here will not be affected if you give the upper floor windows on the eaves side.

A few questions:
- I assume an access from below. Why is the garage set back so far?
- Where do your supply lines enter the property? If they come from below, then the technical room in the rear part of the house is suboptimal.
- If you want to convert the attic, where will the staircase go?
